HomeMy WebLinkAbout046-R-22 Approving a Plat of Resubdivision for 713 and 715 Sheridan Road7/11 /2022 46-R-22 A RESOLUTION Approving a Plat of Resubdivision for 713 and 715 Sheridan Road WHEREAS, pursuant to Subsection 4-11-1(B) of the Evanston City Code of 2012, as amended (the "City Code"), the City Council may approve of a plat by means of a resolution; and WHEREAS, the Subject Properties are located in the R1 Single -Family Residential District, which per Section 6-8-2-5 of the City Code requires a minimum lot size of 7,200 square feet; and WHEREAS, Michael Quattrocki, property owner of 715 Sheridan Road (the "Applicant"), filed Preservation case no. 22PRES-0084, which requests advisory review for a proposed subdivision of the Subject Properties to create a straightening lot line by swapping an equal amount of land area from the south side of 715 Sheridan (north line of 713 Sheridan) in the middle of the yard and moving that area to the east between the two properties and which requires no zoning variations (the "Request"); and WHEREAS, on June 14, 2022, the Evanston Preservation Commission conducted a duly noticed public hearing, found the Request met the standards for resubdivisions within Section 2-8-12 of the City Code, and issued an advisory recommendation of approval of the Request; and WHEREAS, the City intends to resubdivide the property located at 715 and 713 Sheridan, Evanston, Illinois (the "Subject Properties"), legally described in Exhibit A, which is attached hereto and incorporated herein by reference; and -1- Page 1 of 5 Doc ID: e10d52030108f5bd24922cacc6d6580ldc74e22b 46-R-22 WHEREAS, the City Council hereby finds that the proposed plat complies with all applicable provisions of Title 4, Chapter 11 of the City Code, subject to certain conditions, NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS, THAT: SECTION 1: The foregoing recitals are found as fact and incorporated herein by reference. SECTION 2: Pursuant to Title 4, Chapter 11 of the City Code, the City Council hereby approves the proposed Plat of Resubdivision, attached hereto as Exhibit B and incorporated herein by reference. SECTION 3: The City Manager and/or his designee(s) is/are hereby authorized and directed to sign, and the City Clerk hereby authorized and directed to attest, any documents necessary to implement the terms of this resolution.
