"i A RESOLUTION
l
i; Authorizing the City Manager to Enter Into
Various Leases for Parking at 1710 Orrington
WHEREAS, the Evanston Zoning Ordinance provides that part or all of
i
the required parking spaces for a given property may be leased from the City
for the anticipated life of the building thereon, provided that the spaces are
i located not more than Seven Hundred Fifty Feet (750 ) from the.lot requiring
' said parking; and that said parking spaces are not located in a more restric-
tive zoning district than the building and uses they are to serve; and

WHEREAS, the North Shore Limited Partnership, the owner of the
ii property located at 1611 Chicago Avenue, Evanston, Illinois, is required
Ii pursuant to ordinance to provide nine (9) off-street parking spaces; and
i! WHEREAS, in order to satisfy said off-street parking requirement,
the North Shore Limited Partnership has proposed to lease nine (9) parking
i
spaces from the City of Evanston; and
WHEREAS, the maintenance of off-street parking is of paramount
importance for the City of Evanston; and
WHEREAS, the Curb Service Parking, Inc., located at 1710 Orrington
Avenue, Evanston, Illinois, proposes to lease nine (9) parking spaces on the
property located at 1710 Orrington Avenue, Evanston, Illinois, -to the City
of Evanston; and
WHEREAS, the City Council finds that 1710 Orrington Avenue,
Evanston, Illinois, is within Seven Hundred Fifty Feet (750') of 1611 Chicago
Avenue; and
WHEREAS, the City Council finds that the anticipated life of the
building owned by the North Shore Limited Partnership at 1611 Chicago Avenue,
. Evanston, Illinois, is thirty-five (35) years; and

WHEREAS, the City Council finds that the lease term for the proposed
lease by and between Curb Service Parking, Inc., and the City of Evanston and
the proposed lease between the City of Evanston and the North Shore Limited
Partnership is not greater than thirty-five (35) years, which is less than
s the anticipated life of the building; and
WHEREAS, the City Council has determined that the best interests of
the City of Evanston would be served by the execution of a lease by and
between the City of Evanston and Curb Service Parking, Inc., and assignment
of that lease from the City of Evanston to the North Shore Limited Partnership;
and
j WHEREAS, the City Council finds that the above goals can be
accomplished by the City leasing nine (9) parking spaces from Curb Service
Parking, Inc., and thereupon assigning those nine (9) parking spaces to the
North Shore Limited Partnership.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Evanston, Cook County, Illinois:

SECTION 1: That the City Manager is hereby authorized and directed
to sign, and the City Clerk is hereby authorized and
directed to attest on behalf of the City of Evanston, a lease in substantial

conformance with the attached Exhibit A_by and between the City of Evanston,
as lessee, and Curb Service Parking, Inc., as lessor, for the property con-....
sisting of nine (9) parking spaces in the parking lot located at 1710
Orrington Avenue%,,Evanston, Illinois; and
f SECTION 2: BE IT FURTHER RESOLVED that the City Manager is

authorized and directed to sign and the City Clerk is
hereby authorized and directed to attest on behalf of the City of Evanston a
sublease in substantial conformance with the attached Exhibit B, by and
between the City of Evanston, as lessor, and North Shore Limited Partnership,
•
! as lessee, for the property consisting of nine (9) parking spaces on the
property at 1710 Orrington Avenue, Evanston, Illinois.

SECTION 3. The City Manager is authorized and directed to negotiate

any additional terms in the aforesaid leases, Exhibits
I, A and B, as may be deemed fit and proper to accomplish the purposes of said
' leases.

SECTION 4: This Resolution shall be in full force and effect'from
and after its passage and approval in the manner
provided by law.
