AN ORDINANCE
Vacating the East-West Alley
South of 1815 Ridge Avenue to 1815 Ridge Avenue, LLC
WHEREAS, 1815 Ridge Avenue, LLC, has constructed a
development located at 1815 Ridge Avenue in the City of Evanston; and
WHEREAS, there exists in the City an approximately sixteen (16)
foot wide east-west alley located north of Clark Street between Norwood Court
and Ridge Avenue (“the Alley”); and
WHEREAS, the Alley is used to access the front entrance of the
building at 1815 Ridge Avenue, and on the west side, the Alley is used as an
emergency vehicle access with mountable curbs; and
WHEREAS, with the construction of the development, the Alley
does not have any public benefit; and
WHEREAS, 1815 Ridge Avenue, LLC, has requested the vacation
of the east-west alley south of 1815 Ridge Avenue (P.I.N. 11-18-116-022-0000)
in the City of Evanston as set forth in Exhibit A attached hereto and incorporated
within; and
WHEREAS, the City Council believes it is in the public interest of
the City to dedicate the Alley to 1815 Ridge Avenue, LLC; and

WHEREAS, 1815 Ridge Avenue, LLC has agreed to certain terms
and conditions in order to complete vacation of the Alley;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL
OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: The foregoing recitals are hereby found as fact and
incorporated herein by reference.
SECTION 2: That the east-west alley (south of 1815 Ridge
Avenue) legally described as:
ALL OF THE EAST-WEST ALLEY LYING SOUTH OF LOTS 6
AND 7 BOUNDED ON THE WEST BY THE EAST LINE OF RIDGE
AVENUE AS WIDENED ACCORDING TO DOCUMENT NUMBER
15800534 RECORDED DECEMBER 28, 1953 AND BOUNDED
ON THE EAST BY THE SOUTHEASTERLY EXTENSION OF THE
EAST LINE OF LOT 6 IN THE RESUBDIVISION OF BLOCK 1 IN
E.A. PRATT’S ADDITION TO EVANSTON, A SUBDIVISION OF
PART OF THE SOUTHWEST QUARTER OF THE NORTHWEST
QUARTER OF SECTION 18, TOWNSHIP 41 NORTH, RANGE 14
EAST OF THE THIRD PRINCIPAL MERIDIAN, IN COOK
COUNTY, ILLINOIS.
and depicted in the attached Plat, incorporated into this Ordinance as Exhibit A,
is hereby vacated, inasmuch as the corporate authorities of the City of Evanston
have determined that the public interest will be served by the aforesaid vacation,
provided that said vacation shall be subject to the following terms and conditions:
1. 1815 Ridge Avenue, LLC, shall be responsible for maintenance of
the Alley.
2. 1815 Ridge Avenue, LLC, shall be responsible for landscaping
along the east side of Norwood Court.

3. Said vacation shall be subject to the usual easements for public
utilities, including, but not limited to, such rights-of-way, license and easement
rights to such equipment as is presently installed and located on those portions
of the public right-of-way hereby closed and the rights of ingress and egress for
the maintenance, renewal and reconstruction thereof.
4. Said vacated property shall be conveyed to 1815 Ridge Avenue,
LLC upon the adoption of this ordinance.
5. In the event of litigation, 1815 Ridge Avenue, LLC will hold the City
of Evanston harmless and defend it against any lawsuits resulting from the
subject vacation.
SECTION 3: That a certified copy of this Ordinance, together with
a true and correct plat of said dedication, be recorded at the Office of the
Recorder of Deeds in Cook County, Illinois.
SECTION 4: That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 5: That this Ordinance shall be in full force and effect
from and after its passage, approval, and publication in the manner
provided by law.
