HomeMy WebLinkAbout13-O-60• 0 13-0-60 ✓ AN ORDINANCE ; AMENDING AN ORDINANCE ENTITLED "An Ordinance to classify, regulate and restrict i the location of trades and industries and the location of buildings designed for specified uses and to regulate and limit the height and bulk of buildings hereafter erected, to regulate and limit ! the intensity of the use of lot areas of yards, courts and other open speces within and surrounding such buildings and to establish the boundaries of districts for the said purposes and prescribing penalties for the violation of its provisions,"' adopted by the City Council of the City of Evanston on January 18, 1921, and approved by the Mayor of said City on January 19, 19210 as amended March 25, 1940, hereinafter called the "ZONING ORDINANCE" BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COCK COUNTY, ILLINOIS : i SECTION 1: That a variation from the use, area, j and front yard regulations sofar as said regulations pertain to the property in the City of Evanston, located at 220-230 Dodge Avenue and 221-229 Brown Avenue, and i legally described as - The east 330 feet of the south 198 feet of the north 404.25 feet of the southeast 1/4 of the northwest 1/4 of section 25, Township 41 North, Range 13, east of the Third Principal Meridian (except from said pre- mises the following: That part of the east 330 feet of the south 198 feet of the north 404.25 feet of the southeast 1/4 of the northwest 1/4 of Section 25, Township 41 North, Range 13, East of the Third Principal Meridian, described as follows: Commencing at a point in the north line of said tract, 40 feet, west of the northeast corner thereof, thence south on a line parallel with the east line of said tract, 34 feet; thence west on a line parallel with the north line of said tract 128 feet; thence south on,•.e line parallel with the east line of said tract 11 feet; thence west on a line parallel with the north line of said tract, 162 feet to a point on the west like of said tract, 45 feet south of the northwest corner thereof; thence north on the west line of said tract 45 feet to the northwest corner thereof, thence east on the north line of said tract 290'feet to the place of beginning) in Cook County, Illinois. is hereby granted, permitted and made so as to permit ESTELLE t j WROBLEWSKI to erect four (4) row house buildings comprising ,3 ���'�`i�.,'.'.�'�?�'^israk.�t.`'�.tX°.r'-l��YsY'..s.�":....« $,�4�•;.�" ;i:a`,,��c:_ � 4rµ::.•.,'`r.:. �-'���,=1 i eighteen family units on the aforesaid property providing the following conditions are met: 1. Two buildin s of five units each shall be located on that part of the property located in the Commercial • r "F" zone, the most easterly building to face east with a 25 foot setback from Dodge Avenue and with a side yard of not less than six feet from the south property {f line: 1 2. A strip 28 feet in width along the westerly portion of i' the property from the south to the north property line shall be dedicated for street purposes, as appellant . has agreed to do as a condition for this variation, to increase the width of Brown Avenue by 28 feet from the south to the north property line; 3. Two buildings of four units each shall be located on that ' part of the property located in the "B" Single Family Dwelling District, the most westerly building to face d west with a setback of not less than 27 feet from a = northerly extension of the property line of the houses on the east side of Brown Avenue immediately south of the subject property, and with a side yard of not less than six feet from the south property line, so that the most westerly units will not extend to the west of the houses on the east side of Brown Avenue immediately to the south of the subject property; 4. The two innermost buildings shall face each other with ' a court between them of 40 feet in width, the easterly s{ inner building of five units facing west and the wester- ly inner building of four units facing east, and each a building having a side yard of not less than six feet f; from the south property line; 3 5. Parking facilities for eighteen (18) cars shall be provided along the north side of the property and to the north of the four buildings; 6. The first floor of each building shall have face brick on all four sides; 7. The Appellant shall provide drains e,base and curb on 4yBrown Avenue, drainage and pavement of the private drive and of the parking spaces as shown on approved plat submitted April 8, 1960, and meet all require- ments of the Director of Public Works with respect thereto. SECTION 3. This ordinance shall be in full force and effect from and after its passage and approval, according to law.
