AN ORDINANCE
AMENDING AN ORDINANCE ENTITLED
"ZONING ORDINANCE"
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION -1: That a variation from the use and
front yard regulations of the
-zoning ordinance insofar as said regulations pertain to the
property in the City of Evanston located at 2814 Central Street,
and legally described as -
Lots 2 and 3, in Block 4 in E.T. Paulls•Addition
to Evanston, a subdivision of part of the north-
east fractional l/4 of Section II, and the north-
west fractional 1/4 of Section 12, Township 41
North, Range 1,3, East of the Third Principal
Meridian, in Cook County, Illinois,
is -hereby granted, permitted and made so as to permit Cushman
B. Bissell, Trustee for E.W. Boehm Company to erect a one-
story sales office and warehouse building at 2814 Central Street,

subject however, to the following conditions:
1. the north wall of the building shall be set back
ten feet from the north property line at the west
line of the property except that so long as the
garage building remains to the west of the
property in question, the appellant shall have the
right to construct a screening wall along the north
ten feet of the westerly line of the property,
such screening wall to be permitted to extend as
far north as the east wall of the garage building
or building replacing it;
2. the north elevation of the building shall be
permitted to extend in a due easterly direction
from the west wall of the building rather than to
follow a ten -foot setback from the north property
line, as shown in the most recently submitted
plot plan, except that at no point shall the north
wall of the building extend closer to the north
property line than five feet;
3. provision shall be made so that all loading and
unloading of trucks shall be made entirely on the
Boehm property and not on the alley to the south
of the property;
4. provision shall be made at all times for a
minimum of eight parking spaces in the reaf of the
building, or for suggicient off-street parking to
comply with requirements of the Off -Street Parking
Ordinance, whichever requirement is greater; and
5. the use of the -premises, or any part thereof,
for warehousing or warehouse purposes shall be
limited to warehousing as needed by the E. W.
Boehm Company in conjunction with its operations,
and shall not be extended to any part of the
building not occupied or used by the E. W. Boehm
Company.
' SECTION 2:: The Director of Building is ordered
and directed to grant a permit .to
CUSHMAN B. BISSELL, Trustee for E. W. Boehm Company to erect
a one-story sale office and warehouse building on the property
described in Section 1 of this ordinance, subject to con-
ditions therein stated, and in accordance with plans submitted
to and in conformity with the f-indings of the Zoning Board of
Appeals. All actions of the Director of Building which have
been taken and which conform to the provisions of this ordinance
are hereby ratified and approved.
SECTION 3: This ordinance shall be in full
force and effect from and after
its passage and approval, according to law.
