BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That a variation from the use regulations of the Evanston Zoning Ordinance adopted November 21, 1960, so far as said regulations pertain to the property in the City of Evanston located at 3200 Grant Street and legally described as - The West V2 of the S.E.Y4 of the S.W.% and the East 20 acres of the S.W.14 of the S.W.V4 in Section 11, Township 41 North, Range 13 East of the Third Principal Meridian (except parts dedicated for street purposes) and Lots 1 to 10 inclusive, in Block 5 and Lots 1 to 11 • inclusive in Block 6 in the Highlands Evanston Lincolnwood First Addition being a subdivision of the S.W.% of the S.W.% except the East 20 acres thereof) of said Section 11, • is hereby granted, permitted and made so as to permit the 0 PRESBYTERIAN HOME to develop approximately 24 acres of land with 24 single-family cottages, 10 twin cottages, 4 quatrefoils containing 60 duelling units and 3 four-story apartment buildings containing 145 apartments, in accordance with the revised site plan dated January 25, 1961 and filed with the Zoning Board of Appeals and set forth in the recommendation of the Zoning Board ; of Appeals, subject to the following: lm That the streets within the subject property shall be not less than 18 feet in width, provided that appellant shall first furnish the City of Evanston a bindin a reement, in form satisfactory to its Corporation Counsel, a) to hold the City harmless from any claim for damages resulting from Fire or Police Department or other City equipment running off any street or driveway within the subject property; and (b) to keep such streets 9 �1 !i • • I and driveways at all times free from parked cars, snow i! or other obstructions; that all streets and driveways !! within the property shall remain the property of the appellant and be maintained by appellant at its expense in accordance with standards set by the City of Evanston; 2. That the buildings on the property and the !� driveways providing access to them shall observe the 27-foot front yard setback on all three streets to the north, east, and south of the proposed development; ! { 3. The entrances, exits, and emergency driveways of the property shall be constructed according to City !` s ecifications and shall be at locations approved by t e Traffic Engineer of the City of Evanston,*provided that the emergency driveways on Lawndale Avenue shall be paved to the street line and maintained in good condition by the Presbyterian Horse, suitable for use at all times, and provided further that said emergency driveways shall be closed by shrubbery, sod or other means acceptable to the Traffic Engineer, and provided further that a demand traffic signal may be installed at the Ridgeway Avenue entrance with the approval of the Traffic Engineer; i! �i 4. That adequate off-street parking shall be provided in a manner approved by the Building Department and the Traffic Engineer of the City of Evanston; 5. That the sewer connections for servicing the property shall only be at points approved by the City Engineer; !j 6. That provision for garbage disposal and the like shall be the responsibility of appellant;- �i !+ 7. That no garages shall be built at either the j northeast or the southeast corners of the property but i shall be at locations and constructed in such manner !=! as approved by the Director of Planning of the City of Evanston; and 8. That the variation is granted upon an under- standing with the appellant that in any future or further development of appellant's property, the intensity of use must observe limits so as to maintain the character of the neighborhood and that this factor shall be taken into consideration in the granting of any special use permits or further variations for future development of the property. SECTION 2: The Director of Building is ordered and directed to grant a permit to the Presbyterian Home, subject to the provisions referred to under Section 1 of this ordinance, and in accordance -2- 0 13o G 0 0 with the recommendations of the Zoning Board of Appeals. SECTION 3: This ordinance shall be in full force and effect from and after its passage and approval, according to law.
