Before the issuance of a building perrpit, Beth Emet will grant an easement in perpetuity to the City of Evanston for permanent public use of the north 150.09 feet and a width of 20 feet of the north -south alley running through its property, and a permanent easement of the same kind and nature and for the same purpose of the southeast triangular corner of said Lot 7, measuring 24' feet in an easterly direc- tion and 24Y feet in a northerly direction, forming a triangle measuring 88 degrees, 52 minutes, 15 seconds.
