Synagogue, the construction of a new sanctuary and com-

That there be not less than 35 parking spaces pro-
vided at the corner of Asbury Avenue and Dempster
Street on property now owned by Beth Emet, The
Free Synagogue. Further, that the dwelling at
1245 Asbury be removed by July 1, 1965, and that
area also be promptly converted to permanent
parking, which should provide not less than 30
spaces, all of this to be in compliance with
respect to set back and other.,zoning requirements.
further, that the proposed lease with the Uni-,
tarian Church covering 40 parking spaces each
Friday evening between the hours of 8:00 P*M..to
lOt45 P.M. from September I to July 1'each year,
for 76 parking spaces on the Both Emet High Holy
days, spring and fall each year, become an ex-
ecuted document in full force and effect. This
lease is to run for 15 years with a declared
policy to favorably consider renewal from time
to time,
If, at any time, other than the two High Holy
days each year, the so-called community hall or
congregation room' and the sanctuary are used as
a Joint auditbrium, then off-street parking spaces
in the ratio of I toJ0 incompliance with the
present Zoning Ordinance, satisfactory, to the
Traffic Engineer, must be provided in advance.

Rear yard for the new construction shall be no
less than 15 feet from the southeast corner of
the proposed building, thence in a westerly direc-
tion for 82.$ feet in accordance with drawing
No. 61-30 revision date July 21, 1962, pages I
and 2 submitted to Land Use Committee of the
Evanston City Council on November 12, 1962, and
a setback of no less than 8 feet for the balance
of the proposed construction. Side yard setback

5. Before the issuance of a building perrpit, Beth
Emet will grant an easement in perpetuity to
the City of Evanston for permanent public use
of the north 150.09 feet and a width of 20
feet of the north -south alley running through
its property, and a permanent easement of the
same kind and nature and for the same purpose
of the southeast triangular corner of said
Lot 7, measuring 24' feet in an easterly direc-
tion and 24Y feet in a northerly direction,
forming a triangle measuring 88 degrees, 52
minutes, 15 seconds. Beth Bmet will, at its
own expense, pave and maintain the portions of
the said alley over which easements are hereby
granted in accordance with City specifications
no later than such time as it shall surface the
parking lot to. be located on the southeast
corner. of Dempster Street and Asbury Avenue no
later than July 1, 1963, or when weather permits.
