AN ORDINANCE
Amending Section VI, Subsection
G, of the Evanston Zoning Ordi-
nance, Adopted November 21, 1960
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the following
paragraphs, subsections,
and sections of the Evanston Zoning Ordinance, adopted November
21, 1960, as amended, be further amended so that the same shall
hereafter be and read as follows:
That Subsection G of Section VI be amended so that the
• same shall hereafter be and read as follows:
"G. R6 GENERAL RESIDENCE DISTRICT
1. Permitted Uses
a. Dwellings - all types except apartment hotels.
b. Churches
c. Hospitals and nursing homes but not including
clinics or animal hospitals
d. Private clubs and lodges not involving the
conduct of a business
e. Rooming houses
f. Schools - nursery, elementary and high
g. Home occupations - as regulated in this
Section, part A-1
h. Signs - as regulated in this Section,
part A-2
2. Special Uses
a. Art galleries, libraries and museums not
operated for profit
b. Automobile parking lots, open to the public
or accessory to a use not permitted in the
district
c. Convents, monasteries and theological schools

• d. College, university and theological school
dormitories
e. Fraternities and sororities
f. Institutional headquarters for non-profit
organizations
g. Institutions for the aged and children
h. Parks and playgrounds
i. Public utility uses, including outside
telephone pay booths and public transportation
facilities such as shelters, terminals,
parking areas, service buildings and
turnarounds
j. Recreational buildings and community centers
not operated for profit.
3. Lot Area
The minimum lot area in square feet per dwelling
shall be not less than the following°
Single -Family Detached Residences: 5,000
Two -Family Detached Residences: 29500
Single -Family Attached Residences
(Row Houses or Townhouses): 29500
All Other Multiple Family Dwellings:1,500 for
each of the first
• four (4) dwell-
ing units plus
800 for each
additional
dwelling unit.
For lots improved with buildings containing
lodging rooms or rooming units, the minimum
lot area shall be increased over the minimum
provided above by not less than one hundred
(100) square feet for each permitted occupant
of said lodging rooms or rooming units.
The minimum lot area for lots to be improved
with a principal building intended for non-
residential use shall be not less than
10,000 square feet.
4. Lot Width
The minimum lot width for single-family
dwellings shall be not less than forty (40)
feet, provided that any lot recorded prior
to the effective date of this ordinance may
be used for a single-family dwelling.

The minimum lot width for structures
containing more than one dwelling unit
and for non-residential uses shall be
not less than fifty (50) feet.
5. Front Yard
Not less than 27 feet in depth.
6. Side Yards.
a. Two side yards, each to be not less than
10 percent of the average width of a lot
but not less than 3 feet in width, pro-
vided further that said side ards need
not be more than twenty-five M) feet
in width.
b. A side yard abutting a street, to be not
less than 20 feet in width. If a corner
lot, duly recorded prior to the effective
date of this ordinance, has insufficient
width to provide a side yard 20 feet in
width and still maintain a buildable width
of 27 feet, then the side yard abutting
the street may be reduced in width by
the distance necessary to maintain build-
able width of 27 feet; provided such side
yard is not less than five feet in width.
7. Rear Yard
Not less than 25 feet in depth.
8. Lot Coverage - Building
Not more than 50%.
9. Lot Coverage - Gross
Not more than 65%.
10. Building Height
Not more than five stories including a base-
ment but not including a cellar.
11. Off -Street Loading
Loading berths in accordance with provisions
set forth in Section X of this ordinance.

12. Off -Street Parking
Parking spaces in accordance with provisions
set forth in Section X of this ordinance.
SECTION 2e That all ordinances or
parts of ordinances in
conflict with the provisions of this ordinance are hereby
repealed.
SECTION 3: That this ordinance
shall be in full force
and effect from and after its passage, approval and publication
in the manner provided by law.
