AN ORDINANCE
'. Granting the appeal of Cos Corpora-
tion for a Special Use .Permit Under
the Evanston Zoning Ordinance, Adopted
November 21, 1960..
BE IT ORDAMD BY THE CITY COUNCIL Of THE CITY OF E ANSION*
COOK WUNTY,, ILLINOIS t
SECTION l:
That the appeal of Cos Corpora-
tion for a Special Use Permit
under the Evanston `Zoning Ordinance, adapted ,Novenb er 21, 1960,
so far as said regulations pertain to the property in the City
of Evanston, located at 2448 to 2522 Ridge Avenue, and legally
described as
Lot "A", Lots 13 to 21 and Parcel "A", inclusive, all
in Frank F. Holmes' Subdivision of that part of the
Northwest Fractional quarter of Fractional Section 7,
Township 41 North, Range 14, East of the Third
Principal Meridian, Cook County, Illinois,
is hereby granted, permitted and made so as to permit the Cos
Corporation to install off-street parking spaces on the westerly
part of its property located at 2446 to 2522 Ridge Avenue,
Evanstont Illinois, and on the property leased from the Chicago
Transit Authority, subject to the following terms and conditions:
A. That Ctrs shall maintain a minimum setback of 38
feet from the west line of Ridge Avenue to the
east line of the parking area. Said area shall be
maintained at a level substantially equal to the
Ridge avenue sidewalk and shall be appropriately
landscaped with grass, trees and shrubbery.
R. That Cos shall erect a bricks concrete$ or stone
retaining wall located at the rear of the setback
herein above provided for. A fence shall be built
on the top of the retaining wall or immediately
east thereof in a manner which will prevent any
person from falling from the retaining wall. A
hedge of sufficient density to screen the fence
from observation at the lot line shall be pro-
vided immediately east of the fence. The fence
and hedge shall not exceed three feet in height.
Provided, however, that Cos, as an alternative
to the retaining wall, and fence, may elect to
gradually slope the area between the 38 foot set-
back line- and the beginning of the parking area
In a manner satisfactory to the Director of
Building.
C. That Cos shall maintain an appropriate landscaped

side yard of not less than 15 feet.,lying between,
the south line of i.ts property and the beginning
of its parking area. This side yard, between the
west line of Ridge Avenue and a line 50 feet to
the west thereof, shall be maintained at a. level
substantially equal to the Ridge Avenue sidewalk,
and be landscaped so as to adequately screen the
parking area from the residence immediately to
the south of the Cos property.
D. That Cos shall comply in all respects to the
parking standard requirements of the zoning
ordinance of the City of Evanston in the construc-
tion, maintenance* and operation of all parking
areas located on the property classified P1 Single-
amily Residence District, and ghat they shah
provide landscaping wherever practical and that
this shall be appropriately illuminated, except
that parking shall be permitted in the side yard
adjacent to the north line of the subject property.
E. That Cos shall cause to be prepared and submitted
to the corporate authorities of the City of Evans-
ton such plats of consolidation of the subject
p-roperty as may be requested by the Director of
Building.
F. That Cos shall cause to be prepared and submitted
to the corporate authorities of the City of Evans-
ton a revised plan conforming substantially to
the requirements of this ordinance and incicating
the location and layout of all existing and pro-
posed improvements on all properties owned, and.
controlled by i- within the area lying between
Ridge avenue and the westerly 14ne of the CTA
right-of-way prior to the issuance of any permits
for, or the beginning of construction on, the
improvements herein provided for. Said plans
shall be approved by the Land Use Committee of
the City Council before any permits shall be
issued or construction shall begin.
SECTION 21 The Director of Building and
Zoning is ordered and directed
to grant a permit to the Cos Corporation, all in accordance with
the provisions of this ordinance.
SECTION 3: This ordinance shall be in full
force and effect from and after
its passage and approval in the manner provided by .law.
