AN ORDINANCE
Amending Sections VI and XI of the
Evanston Zoning Ordinance, Adopted
November 21, 1960.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the following paragraphs, sub-
sections, and sections of the Evanston
Zoning Ordinance, adopted November 21, 1960, as amended, be fur-
ther amended so that the same shall hereafter be and read as
follows:
1. That Section VI, Subsection E. be amended so that the
same shall hereafter be and read as follows:
"E. R5 GENERAL RESIDENCE DISTRICT
1. Permitted Uses
a. Dwellings - all types, except apartment
hotels.
b. Churches.
c. Parks and playgrounds.
d. Home occupations - as regulated in this
Section, part A-1.
e. Signs - as regulated in this Section,
part A-2.
f. Uses and buildings accessory to the above
permitted uses and located on the same lot
as the principal use.

2. Special Uses
a.
Art galleries, libraries and museums not
operated for profit.
b.
Automobile parking lots.
c.
Hospitals, but not clinics or animal
hospitals.
d.
Institutional headquarters for non-profit
organizations.
e.
Institutions for the aged and for children
but only if the site is not less than 5
acres in area.
f.
Nursing homes and retirement homes.
g.
Private clubs not involving conduct of a
business.
` h..Publit
utility uses, including outside tele-
phone pay"booths and public transportation
f"acilities.such as shelters, terminals, park-
ing.areas, service buildings and turn-arounds.
i._ilecreational
buildings and community centers
not operated "for profit.
j.
Schools - nursery, elementary and high.
3. Lot.
Area
a.
Single-family detached dwellings - not less
than-5,000 square feet.

4. Lot Width
The minimum lot width for structure's con-
taining more than two dwelling units and
Jor,-nohlresidential. uses shall .be not less
than forty (49)'feet.
5.' Floor Area -Ratio.
Nbt-to'exceed 0.7.
6.' Building Height
Not to exceed three stories including a
basement or cellar, or 35 feet, whichever
is lower, except as provided in Section
IV.G.. of this ordinance.
7. Front Yard
Not less than 27 feet in depth.
8. Side Yards.
As required in the Rl District.
9,. Rear Yard
Not less than,25 feet in depth.
10. Off -Street Parking
Parking spaces in accordance with provisions
set forth in Section X-of this ordinance.11

2. That the official District Map of the Zoning
Ordinance of the City of Evanston, as amended, shall be further
amended by rezoning all property within the City of Evanston
presently zoned R4 General Residence District to R5 General
Residence District.
3. That Section VI, Subsection F. be and the same is
hereby repealed.
4. That Section XI, Subsection E., paragraph 4, be amended
so that the same shall hereafter be and read as follows:
114. Elimination of Non -Conforming Uses
In Residence and University Districts any use
lawfully existing on the effective date of this
ordinance which is not permitted in any district
or is permitted only in a Business, Commercial or
Manufacturing District and which is located in a
building all or substantially all of which is
designed or intended for a use permitted in a
Residence or University District shall be elim-
inated within five years from the effective date
of this ordinance. In Rl, R2 and R3 Districts the
use of part or all of any structure, including an
accessory building, as a rooming house, boarding
house, nursing home or similar commercial use, shall
be eliminated prior to December 2, 1968. In any
zoning district, any use of a single-family detached

dwelling or other dwelling unit, by more than two
roomers, boarders or permanent guests shall be
eliminated prior to December 2, 1968.
In R1 and R2 Districts any lodging room for roomers,
boarders, servants or permanent guests located in a
second dwelling unit on a lot shall be eliminated
prior to December 2, 1968. In any district, any
lodging room for roomers, boarders, servants or per-
mament guests located in an accessory building shall
be eliminated prior to December 2, 1968.
In any district, any lodging room for roomers,
boarders, servants or permanent guests located
in a building which does not conform to the floor
area requirements of this ordinance or located in
an R1, R2 or R3 District on a lot which does not
conform to the lot area requirements of this ordi-
nance shall be eliminated prior to December 2, 1968."
SECTION 2: That all ordinances or parts of ordi-
nances in conflict with the provisions
of this ordinance are hereby repealed.
SECTION 3: That this ordinance shall be in full
force and effect from and after its
passage, approval and publication in the manner provided by law,
