AN ORDINANCE
Amending Section VI of the Evanston
Zoning Ordinance, Adopted November
21, 1960.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That Section VI of the Evanston Zoning
Ordinance, adopted November 21, 1960,
as amended, be further amended by adding a new Subsection I,
the same shall hereafter be and read as follows:
"I. R5A GENERAL RESIDENCE DISTRICT
1. Permitted Uses
a. Uses permitted in the R5 District.
b. Rooming Houses.
2. Special Uses
Special Uses allowed in the R5 District.
3. Lot Area
a. The minimum lot area in square feet per
dwelling unit shall be not less than the
following:
(1) Single-family detached residences:
5,000 sq. ft.
(2) Two-family detached residences:
20500 sq.-ft. o
(3) Single-family attached residences
(row houses or townhouses), and all
other multiple family dwellings: 2,000
square feet for each of the first three
(3) dwelling units, plus not less than
1200 square feet for each additional
dwelling unit with more than 700 square
feet of floor area and not less than
1,000 square feet for each additional
dwelling unit with 700 square feet or
less floor area.

For lots improved with buildings used in
whole or part as rooming houses, the
minimum lot area required for each dwelling
unit on the property shall be increased by
not less than two -hundred square feet for
each roomer, based on the licensed capacity,
and by not less than 1,200 square feet for
each common kitchen facility provided for
said roomers. Where no dwelling units are
provided on the lot, the minimum lot area
shall be not less than two -hundred square
feet for each roomer, based on the licensed
capacity, and not less than 1200 square feet
for each kitchen facility; provided, however,
that in no case shall the total lot area be
less than 5,000 square feet.
c. The minimum lot area for lots to be improved
with a principal building intended for any
other non-residential use shall be not less
than 10,000 sq. ft.
4. Lot Width

The minimum lot width for single-family dwellingt
and two-family dwellings shall be not less than
forty (40) feet, provided that any lot recorded
prior to the effective date of this ordinance
may be used for a single-family dwelling.
• The minimum lot width for structures containing
more than two dwelling units and for non-resi-
dential uses shall be not less than fifty (50)
feet.
5. Front Yard.
Not less than 27 feet in depth.
6. Side Yards
a. Two side yards, each to be not less than 10
percent of the average width of a lot but not
less than 3 feet in width, provided further
that said side need not be more than
twenty-five (25Tards
feet in width.
b. A side yard abutting 'a street, to be not less
than 20 feet in width. If a corner lot, duly
recorded prior to the effective date of this
ordinance, has insufficient width to provide
a side yard 20 feet in width and still main-
tain a buildable width of 27 feet, then the
side yard abutting the street may be reduced
in width by the distance necessary to main-
tain a buildable width of 27 feet; provided
such side yard is not less than five feet

7. Rear Yard
Not less than 25 feet in depth.
b. Lot Coverage - Building
Not more than 35 percent, except that for a
principal building which is not more than one
story in.•height said lot coverage may be in-
creased to not more than 45 percent.
9. Lot Coverage - Gross
Not more than 50 percent, except that for a
principal building which is not more than one
story in height, said lot coverage.may be in-
creased to not more than 60 percent.
10. Building Height
Not more than three (3) stories including a
basement but not including a cellar.
11. Off -Street Loading
Loading berths in accordance with provisions
set forth in Section X of this ordinance.
12. Off -Street Parking
Parking spaces in accordance with provisions
set forth in Section X of this ordinance.,,
SECTION 2: That all ordinances or parts of
ordinances in conflict with the
provisions of this ordinance are hereby repealed.
SECTION 3: That this ordinance shall be in full
force and effect from and after its

passage, approval and publication in the manner provided by law.
