Amended 7-31w67 • 79-0-67 AN ORDINANCE Granting the Appeal of Emily W. Poklen for a Variation from the Lot Area Regulations of the Evanston .honing Ordinance, Adopted November 21, 1960. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That a variation from the lot area regulations of the Evanston_; Zoning Ordinance adopted November 21, 1960, so far as said regu- lations pertain to the property in the City of Evanston, lccatedf, at 2219 Central Street, and legally described as Lot 17 in Block 22 in Stewart's Resubdivision • of Blocks 22, 24, and 26 in North Evanston, a Subdivision of Lots 11 to 16, and the West 4.38 acres of Lot 17 in George Smith's Sub- division of (Ex. North 240 acres) South Section of ©uilmette's Reserve in Section 34, Township 42 north, Range 13, East of the Third Principal Meridian in Cook County, Illinois, is hereby granted, permitted and made so as to permit the construction of a six -unit apartment building on the property located at 2219 Central Street, Evanston, Illinois, all in accordance with the recommendations of the City Council of the City of Evanston. SECTION 2: Particular hardship arises from the unique circumstances: a) that the subject property is the only parcel: in its block which has not been heretofore improved to a density which exceeds the density presently allowed under the applicable provisions of the zoning ordinance and to a density greater than the • subject property owner is seeking; and b) that, whereas the regulations of the ordinance are intended to provide the incentive to a property owner to consolidate his land with adjacent prop- erty (when improving it with a multiple family dwelling), the subject property cannot be so con-- solidated because the properties on each side of it I • • have been recently improved with multiple family dwellings which are in good condition and which it would be obviously economically unwise to now tear down. The only other property in the immediate vicinity in like cir* cumstances - that is, having 100 square feet of area leas than _tie 7600 square feet required"for six dwelling units - consists of two adjacent lots in the block across the street from the sub- ject property. Since these two lots, each improved with a single- family dwelling, are adjacent, they may be consolidated in the event that the owners of them wish to improve them by the con- . struction of multiple family dwel.li.nga. SECTION 3: The Director of Building is ordered and directed to grant such permits or certificates as shall be required to effectuate the recommendations of the City Council, and the variation grantf-d thereunder.
