AN ORDINANCE
Amending Section VII of the
Evanston Zoning Ordinance,
Adopted November 21, 1960.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the following paragraphs, sub-
sections, and sections of the Evanston
Zoning Ordinance, adopted November 21, 1960, as amended, be fur-
ther amended so that the same shall hereafter be and read as
follows:
1. That Section VII, be amended by adding Subsection C.,
the same shall hereafter be and read as follows:
C. U4 UNIVERSITY HOUSING DISTRICT.
1. Permitted Uses
• a. Uses permitted in the Ul District
b. Attached single-family (row houses) and
two-family dwellings.
c. Multiple -family dwellings used and intended
for use solely for housing college, univer-
sity and theological school students, staff
members, and their dependents.
d. Accessory uses to the above permitted uses
including parking lots for passenger auto-
mobiles and narking structures primarily for
use by students, employees, and persons
visiting a permitted building.
2. Special U$es
a. Dormitories limited to occupancy by graduate
students only.
b. I�Aiiultiple-family dwellings other than those
used and intended for use solely for
housing college, university, and theological
school students, staff members, and their
• dependents.
c. Planned Developments.
d. Public utility uses, including outside tele-
phone pay booths and public transportation
facilities such as shelters, terminals,
parking areas, service buildings and
turn-arounds.
e. Schools, nursery and elementary (non -boarding).
3. Lot Area
-. a. Single-family detached dwellings - not less
than 5,000 square feet per dwelling unit.
b. Single-family attached (row houses) and two-
family dwellings - not less than 2,000 square
feet for each of the first three (3) dwelling
units, plus not less than 1,200 square feet
for each additional dwelling unit.
c. Multiple -family dwellings used or intended
for use solely for housing college, univer-
sity, and theological school students, staff
members, and their dependents - not less
• than one acre minimum lot area and further
provided that the density of dwelling units
on the site shall not exceed one dwelling
unit for each 230 square feet of lot area.
4. Floor area ratio
Not to exceed 3.0.
5. Building Height
a. Not to exceed 85 feet, except for Planned
Developments.
b. As part of an approved Planned Development,
structures may be erected to heights of not
more than the average width of the lot, pro-
vided that the maximum height of any struc-
ture so allowed shall not exceed 130 feet.

6. Lot Coverage -- Building
Not more than 50 percent.

Not more than 65 percent.
8. Yard (setback) Adjacent to a Street
Not less than 30 feet.
9. Yard (setback) Adjacent to Property Zoned as A
:residential District
Not less than 30 feet.
10. Other Yards (setback)
Not less than 15 feet, provided that where
there is more than one principal building
on a lot, there shall be a minimum distance
of 20 feet between principal buildings.
11. Off-street Loading and Parking
As required by the provisions set forth in
Section X of this ordinance.
12. Occupancy of Dwelling Units.
• Occupancy of dwelling units shall be in accord-
ance with provisions set forth in Section IV
of this ordinance, except that the floor area
requirements of Section IV-M-3 shall be reduced
by one-third when applied to multiple -family
dwellings used or intended for use solely for
housing college, university, and theological
school students, staff members, and their
dependents."
2. That Section VII, Subsection B, be amended by adding
thereto paragraph 12, the same shall hereafter be and read as
follows:

"12. Occupancy of Dwelling Units - U3
• Occupancy of dwelling units shall be in accord-
ance with provisions set forth in Section IV
of this ordinance, except that the floor area
requirements of Section IV-NI-3 shall be reduced
by one-third when applied to multiple -family
dwellings used or intended for use solely for
housing college, university, and theological
school students, staff members, and their
dependents."
SECTION.2: That all ordinances or parts of ordi-
nances in conflict with the provisions
of this ordinance are hereby repealed.
SECTION 3: That this ordinance shall be in full
force and effect from and after its
passage, approval and publication in the manner provided by law.
