AN ORDINANCE
Amending Section VI of the
Evanston Zoning Ordinance,
Adopted November 21, 1960.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
• EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the following paragraphs,
subsections, and section of the
Evanston Zoning Ordinance, adopted November 21, 1960, as amended,
be further amended so that the same shall hereafter be and read
as follows:
1. That Section VI, Subsection G, paragraphs 1 through
4, be amended so that the same shall hereafter be and read as
follows:
• 111. Permitted Uses.
a. Dwellings - all types except apartment hotels.
b. Churches.
c. Hospitals and nursing homes but not including
clinics and animal hospitals.
d. Parks and playgrounds.
e. Private clubs and lodges not involving
the conduct of business.
f. Recreational buildings and community
centers, not operated for a profit.
g. Retirement homes.
h. Rooming houses.
i. Schools - nursery, elementary and high.
j. Home occupations - as regulated in this
section, park, A-1.
k. Signs - as regulated in Section, part A-2.
1. Uses and buildings accessory to the above
permitted uses.
"2. Special Uses.
a. Art galleries, libraries and museums not
operated for profit.

• b. Automobile parking lots.
c. Christmas tree sales lots.
d. Convents, monasteries and theological
schools.
e. College, university and theological
school dormitories.
f. Fraternities and sororities.
g. Institutional headquarters for non-profit
organizations.
h. Institutions for the aged and for children.
i. Public utility uses, including outside
telephone pay booths and public transporta-
tion facilities such as shelters, terminals,
parking areas, service buildings and turn
arounds.

"3. Lot Area.
a. The minimum lot area in square feet per
dwelling unit shall be not less than the
following:
(1) Single-family detached residences:
4,000 square feet.
(2) Two-family residences and single-family
attached residences (row houses and
townshouses): 2,000 square feet for each
of the first two (2) dwelling units,
plus not less than 1,000 square feet
for each additional dwelling units.
(3) All other multiple family dwellings:
1,500 square feet for each of the
first four (4) dwelling units, plus
not less than 800 square feet for each
additional dwelling unit with more than
700 square feet of floor area and not
less than 700 square feet for each
additional dwelling unit with 700 square
feet or less floor area.
b. For lots improved with buildings used in
whole or in part as rooming houses, dormi-
tories, fraternities, sororities, or other
institutional rooming units, the minimum lot
area shall in no case be less than 10,000
square feet.
c. The minimum lot area for lots to be improved
with a principal building intended for any
other non-residential use shall be not less
than 10,000 square feet.

"4. Lot Width.

a. The minimum lot width for single-family
dwellings shall be not less than forty
(40) feet except as allowed by Section
IV. Subsection E. of this ordinance.
b. The minimum lot width for single-family
attached residences (row houses or town-
houses) shall be not less than one hundred
(100 ) feet.
c. The minimum lot width for structures con-
tainin other uses shall be not less than
fifty ?50) feet."
SECTION 2: That all ordinances or parts of
ordinances in conflict with the
provisions of this ordinance are hereby repealed.
SECTION 3: That this ordinance shall be in
full force and effect from and
after its passage, approval and publication in the manner provided
by law.
