HomeMy WebLinkAboutORDINANCES-1968-086-O-68099 86-0-68 AN ORDINANCE Amending Section VI of the Evanston Zoning Ordinance, Adopted November 21, 1960. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the following paragraphs, subsection and section of the Evanston Zoning Ordinance, adopted November 21, 1960, as amended, be further amended so that the same shall hereafter be and read as follows: 1. That Section VI, Subsection H. paragraphs 3 to 10, (R7 General Residence District) be amended so that the same shall • hereafter be and read as follows: "3. Lot Area a. The minimum lot area in square feet per dwelling unit shall be not less than the following: (1) Single -Family Detached Residences, Two -Family Detached Residences and Single -Family Attached Residences (Townhouses and Row Houses). As required in the R6 District. (2) All other Multiple -Family Dwellings: Not less than 5,000 square feet for buildings containing not more than six (6) dwelling units plus not less than 400 square feet for each dwelling unit in addition to the first six (6). • b. For lots improved with buildings used in whole or part as rooming houses, dormitories, fraternities, sororities, or other institu- tional rooming units, the minimum lot area shall be not less than that required by Section IV, Subsection 0, of this ordinance provided, however, that in no case shall the total lot area be less than 10,000 square feet. c. The minimum lot area for lots to be improved with a principal building intended for any other non-residential use shall be not less than 10,000 square feet. 4. Lot Width As required in the R6 General Residence District. 5. Floor Area Ratio a. Not to exceed 3.0, except as allowed by paragraph b. b. The floor area ratio may be increased by not more than 0.1 for each 5 percent reduction • in the number of dwelling units, provided that in no case shall the maximum floor area ratio thus allowed exceed 3.5. 6. Front Yard Not less than 27 feet in depth. 7. Side yards As required in the R6 District for buildings not more than 50 feet in height. For build- ings more than 50 feet in height the required minimum width of each side yard shall be in- creased an additional one (1) foot for each three (3) feet of building height over 50 feet, provided further that said side yards need not be more than thirty (30) feet. 8. Rear Yards Not less than 25 feet in depth. For buildings more than 50 feet in height, the required mini- mum depth of rear yard shall be increased an additional one (1) foot for each three (3) feet of building height above 50 feet. 100 - 2- • • 101 9. Lot Coverage - Building Not more than 50 percent. 10. Lot Coverage - Gross Not more than 65 percent. 11. Building Height Not to exceed the average width of the lot or 85 feet, whichever is least. 12. Off -Street Loading Loading berths in accordance with provisions set forth in Section X of this ordinance. 13. Off -Street Parking Parking spaces in accordance with provisions set forth in Section X of this ordinance" SECTION 2: That all ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed. SECTION 3: That this ordinance shall be in full force and effect from and after its passage, approval and publication in the manner pro- vided by law.
