HomeMy WebLinkAboutORDINANCES-1968-099-O-68r� 119 AN ORDINANCE Granting a Variation to the Presbyterian Home to Permit the Construction of 19 Buildings. WHEREAS, the Zoning Board of Appeals has heretofore recom- mended to the City Council that a variation from the terms of the "Coning Ordinance of the City of Evanston be granted to the Pres- byterian Home at 3200 Grant Street to permit the construction of 19 buildings with three dwelling units each on the portion of the property located in the Rl Single -Family Residence District and partially located in the R4 General Residence District; and WHEREAS, the City Council has considered said recommenda- tion and determined that the plight of the owner is due to the unique circumstances requiring furnishing of such facilities for residents of the home and has determined that the granting • of such variation will not be for the sole purpose of greater economic gain to the owner and will not alter the essential character of the neighborhood. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION l: That a variation be and it is hereby granted to the Presby- terian Home located at 3200 Grant Street, Evanston, Illinois, which property is legally described as - 0 - 120 Lots 1 to 10 inclusive in Block 5 and Lots 1 to 11 inclusive in Block 6 in the Highlands Evanston Lincolnwood First Addition, being a subdivision of the Southwest quarter of the Southwest quarter 40 (except the East 20 acres thereof) of Section 11, Township 41 North, Range 13, East of the Third Principal iMeridian (except parts dedicated for street purposes) and The West half of the Southeast quarter of the Southwest quarter of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian (except parts dedicated for street purposes) and The East 20 acres of the Southwest quarter of the Southwest quarter of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian, all in Cook County, Illinois (except parts dedicated for street purposes), to permit the construction of 19 buildings with three dwelling units each in accordance with the recommendations of the Zoning Board of Appeals of the City of Evanston. SECTION 2: That a Special Use Permit be and • is hereby granted to the Presby- terian Home at 3200 Grant Street, heretofore described, to allow parking lots in that portion of the site which is in the R1 Single - Family Residence District, all in accordance with the revised plan heretofore submitted and subject to those conditions and recommendations of the Zoning Board of Appeals of the City of Evanston hereinafter set out. conditions: SECTION 3: That the granting of this varia- tion is subject to the following - 2- (1) that negotiations with the City shall be con- cluded satisfactorily for vacation of the portion of a street and an alley within the boundaries of the property owned by the Pres- byterian Home, and for the maintenance of the proposed park area at the northwest corner of the property as open space; (2) that a certain agreement, providing for the taxation of portions of the property owned by the Presbyterian Home, between the City and the Home shall be executed and be accepted by the Home; (3` that the street used for access to the new development shall be kept free of dirt during construction; and (4) that the proposed development shall be in sub- stantial compliance with the revised plan herein described.
