Side Yard Rear 'yard„ Floor Area Ratio
and Off -Street parking Regulations of
the Evanston Zoning Ordinances Adopted
Novembor 21, 1960* and for a Special Use

W RRti4 the Zoning Board of Appeals of the City of
Evanston held a public hearing can 'September 17* 1968 on the
appeal by Mikdosh FA Hagro Hebrew Center for a variation from
side yard# rear yard$ floor area ratio, and off-street parking
regulations of the Zoning Ordinance to permit the alteration and
expansion of the Contort which is .located in the R2 3I ngle-paRmili
Residence District; and
F R S'# the Zoning Sward of Appoals has recommended
approval of said appeal, and

adduced at said hearing and is of the opinion that said variation
should be grantedl and
WHEREAS* that City Council has determined that the grentinq
of the variation will not alter the the essential character of
the neighborhood in which the property is located since the
proposed use has already been listed as a Spocial Use in 3j+ection
VI#C.2.a. and V1#8.2.d. of the Zoning Ordinance of the City of
Evanston; and

of the synagogue is due to the unique circumstances in that the
existing Wilding is located In an area as a speecial, use and
that another such area in which the synagogue could be located
is not available., and

Is hereby granted, permitted and made so as to permit Mikdosh
• El Hagro Hebrew Center to alter and extend the building located
at 303 Dodge Avenue at any time within a period of two years in
accordance with the plane submitted and in accordance with the
recommendations of the Zoning Board of Appeals, subject to the
following conditionsx
(1) adoquats landscaping shall be provided# to be
approved by the Director of Buildings
(2) all parking spaces around the building shall
be paved and shall. most City specifications for
parking lotst
(3) stairways or canopies shall not overhang
or protrude .into the 27-foot front. yard;
(4) gaxba a and trash containers must be covered
at all tuxes and an enclosure must be provided
for garbage and trawl cans;
(5) the door on the north side of the building may
be used for emergency exit only and shall be
equipped with panic hardware on the inside of
the door$ and them shall be no sidewalk leading
• to this door;
(6) gravel shall be removed from the north side of
the building In the side yard and sod installed
to eliminate the possibility of parking in that
area;
(7) 24 off -site paged parking spates gust be providaed#
in addition to the 17 on -site parking spaces# and
(B) the proposed construction shall. be In accordance
with plans dated August 14, 1966.
SECTIO4 2: The Director of Building is ordered
and directed to grant a permit to
Mikd+osh El Hagro Hebrew Center, all in accordance with the
findings and recommendations ndations of the Zoning Board of Appeals.
SECTION 3 x This ordinance shall be in full
force and effect from and after
.its passage and approval in the manner provided by law#
