Granting the Appeal of Ho rsch Invest,*
ment Company for a Variation from the
Use Regulations of the Evanston Zonis .

WHEREASs the Zoning Board of Appeals of the City of
Evanston held a public hearing on October 15„ 1960 on the appeal
by Horsch Invtstment Company for a variation from the use r+equ-
lstions to permit the use of a building located in s C
Gore.rcial. District for a wholesale assembly operation; and
WHERW# the Zoning Board of Appeals has rotommended
approval of, said appear and
WKREASt the City Council has reviewed the evidence
adduced at said hearing and is of the opinion that said v+ariatiot*

of the variation will not alter the essential character of tho
neighborhood in which the property Is located since the proposed
use will be oompatiblo with existing uses in the area; and

WMEREASO the particular hardship on the appellant is that
it is being prevented from using its property in a manner loss
detrimental than the use of other properties in the same district

of the variation will not be detrimental to the public welfare
or injurious to or depreciate tha value of other. property or
improvements in the neighborhood in which the property is
located; and
• WHEREAS, the City Council has determined that the pro-
posed variation will not impair an adequate supply of light
and air to adjacent property, or substantially increase the
danger of fire or otherwise endanger the public safety, or
appreciably diminish or impair property values within the
neighborhood.
NOWt THER FORE., BE IT ORDAINED BY THE CITY COUNCIL 4F
THE CITY OF "WANSTON, COOK COUNTY, ILLINOIS:
SECTION 1.: That a variation from the use
regulations of the Evanston
Zoning Ordinance,.adopted November 21, 1960, so far as said
regulations pertain to the property in the City of Evanston,
located at 1822 Ridge Avenue, and legally described as -
Lot 4 and Lot 5 (except the South 53.15 feet) in
• the Circuit Court Partition of Lots 23 and 25 in
County Clerk's Division of the Northwest quarter
of Section 180 Township 41 North, Range 1.4, East
of the Third principal ?Meridian, Cook County,
Illinois,
is hereby granted, permitted and made so as to permit the use
of the building at 1822 Ridge Avenue for a wholesale assembly
operation for Universal Art Products# subject to the fallowing
conditions:
(1) sawing or ether noise producing operations
shall be permitted inside the closed building
and only between,the hours of 8:00 A.M. and
5:00 P.M. on weekdays;
(2) painting operations other than spray painting,
which is prohibited, shall be permitted only
under such circumstances that no odors are
carried out of the building;
(3) there shall be no outside storage on the
premises; and
0(4) the sign on the front of, the building shall be
removed immediately,

all in accordance with the recommendations of the Zoning Board
of Appeals.
SECTION 2: The Director of Building is
ordered and directed to grant
such permits or certificates of occupancy as shall be required
to effectuate the recommendations of the Zoning Board of
Appeals, and the variation granted thereunder.
SECTION 3: This ordinance shall be in full
force and effect from and after
its passage and approval in the manner provided by law.
