AN ORDINANCE

Cooperative Auilding Corporation for a
Variation from the Accessory Building
Regulations of the Evanston Zoning.Ordi-
nance, Adopted November 218 1960.
WHEREAS, the Zoning Board of Appe8ls heed a public hearing
on January 21# 1969 on the appeal of 703 Hinman Avenue Cooperative
Building Corporation for a variation from the accessory bui.ldi.ng -
regulations of the zoning ordinance to permit the construction
of two garages without providing a setback of three feet from
the north and s°Muth property lines as required in the R4 General
Resident* Distritti and
WHE-RE4 , the Zoning Board of Appeals has retommanded
denial of said appeall and
• WHERSA3, the City Council has reviewed the evidence
adduced at said hearing and is of the opinion that said varia-
tion should ba granted on trortai.n conditions; and
EKEA39, the City Council: has determined that the granting
of the variation will not alter the essential character of the
neighborhood in which the property is located since the proposed
garages are merely replacements for garages already located on
the premises and the the garages presently located on the
promises are serviceable ,end are being used by the residents
without any undue hardship upon contiguous property ownerst and
WHBB3!. the City Council has determined that the plight
of the owner issdue to the unique circumstances in that guest
parking is provided for persons wishing to visit the building,
and that the guest parking is presently available but that if
0 the variation were not grant#d# this parking sight be interferec

with, causing an additional burden upon the area $ and
WHEREAS, the granting of the variation will be beneficial
• to the public welfare in roducing traffic congestion and in
providing additional off -,street parking without depreciating
the value of,other property in the neighborhood- and
WHEREASp the City Council has dete*fined that the proposed
variaiti.on'will not impair an adequate supply ofl.i:ght and air
to adjacent property or substantially i.no rease the danger of
fire or otherwise endanger the public ssfety4

accessory building regulations
of the zoning ordinance of the City of Evanston►, .adopted
November 21, 1960* to for as the said regulations pertain to
the property located at 703 Hinman Avanl*# in the City of
•Evanston, and legally described as -

Lot 12 in Block 3 in Kodsie and Ko*noy's Addition to
Evanston, said Addition being a Subdivision of that
pert of the South half of the North half of the South-
east quarter of .section lg, Township 41 North# Range
140 East of the 'third Pri.nci.pal. Meridian, lying East
of Gro*n Bay Road, and that Valf
rt of the North half of
the North half of than South of said Coarter
Section, lying East of the East line of the ri. ht of
way of the Chicago and Northwestern Railway# n Cook
County, Illinois,
is hereby granted to permit the construction of one garage set
back ,less than three feet from the north property line and a
second 94rage set back loss than three feet from the south
property line of the above described property, subject to the
condition that bath garages be set back not ,less than five feet
from the rear prop*rty line and that construction be in compli-
ance with the plans submitted with petitioner's appeal.
