Bridewell, Beneficiary, for a Variation from the Lot Width Regu- lations of the Evanston Zoning Ordinance, Adopted November 21, 1960. WHEREAS, the Zoning Board of Appeals held a public hearing on August 19, 1969, on the appeal of Harris Trust and Savings Bank as Trustee under Trust No. 30876, David A. Bridewell, Beneficiary, for a variation from the lot width regularions of the zoning ordi- nance to permit the construction of an addition containing two dwelling units in addition to the existing three dwelling units on a lot which is 40 feet wide and which is less than the 50 feet required in the R7 General Residence 'district; and WHEREAS, the Zoning Board of Appeals has recommended denial . of said appeal; and WHEREAS, the City Council has reviewed the evidence adduced at said hearing and is of the opinion that said variation should be granted on certain conditions; and WHEREAS, the City Council has determined that the granting of the variation will not alter the essential character of the :neighborhood in which the property is located since the proposed dwellings will replace the rear porches and stairways which presently occupy the back of the building, and since the present op '-Is -2- building is bounded on the south by an alley, on the east and north by Wieboldt's parking lot and by Ridge Avenue on the west, so that no other buildings encroach upon the present structure; 0 and WHEREAS, the granting of the variation will be beneficial to the public welfare in providing additional dwelling units and in providing additional off-street parking without depreciating other property in the neighborhood; and WHEREAS, the City Council has determined that the plight of the owner is due to the unique circumstances in that the present dwelling unit is completely surrounded and cannot expand in any direction, and the City Council rezoned the property to R7 and subsequently changed the minimum width in the R7 District to fifty feet, making this property substandard; and WHEREAS, the City Council has determined that the prcposed variation will not impair an adequate supply of light and air to adjacent property or substantially increase the danger of fire • or otherwise endanger the public safety: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That a variation from the lot width regulations of the zoning ordinance of the City of Evanston, adopted November 21, 1969, so far as the said regulations pertain to the property at 1719 Ridge Avenue, in the City of Evanston, and legally described as - Lot 1 of Grover & Currey's Subdivision of Lot 6 (except the north 2 feet thereof) and all of Lots 7 and 8, Block 2, E. A. Pratt's Addition to Evanston, a subdivision of that part of the Northwest quarter of Section 18, Township 41 North, Range 14, East of the Third Principal Meridian, Cook County, Illinois, -3- is hereby granted to permit the construction of an addition containing 2 dwelling units in addition to the 3 existing dwelling units on the property located at 1719 'Ridge Avenue, Evanston, Illinois. SECTION 2: The :director of Building is hereby ordered and directed to grant such permits or certificates as shall be required to effectuate the recommendations of the City Council of the City of Evanston. SECTION 3: This ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law.
