AN ORDINANCE
Granting the Appeal of Harris Trust and
Savings Bank, under Trust No. 5880, Louis
Eisenberg E. N. 'cully, Rose Sokolsky,
Stuart ISNolsky, 'B)urton 3okolsky, Judith
Orman, Caroline Platt, Lorraine Iverson,
and Leonard Eisenberg, Beneficiaries, for
a Special Use Permit and Variations from
the floor Area Ratio* Parking, Yard, Height*
and Lot Area Requirements of the Evanston
Zoning Ordinance, Adopted November 21, 1960.

EVANSTONO COOK COU4TYO ILLINOIS:
SECTION 1: That a special use permit, and
variations from the floor area
ratio, parking, yardo height* and lot area requirements of the
Evanston zoning ordinance, adapted November 21, 1960, so far as
said regulations pertain to the property in the City of Evanston.'
located at 901-9C9 Maple Avenue, and legally described as -
The East 44 feet of Lot 7 (except the North 60
feet thereof), Lot 8 (except the North 60 feet
thereof), dot 9 and thq,'Vest 25 feet of Lot 10
in'G. W. Huntoon's Addition to South Evanston
in the Northwest quarter of Cectien 19, Town-
ship 41 North, Range 14, East of the Third Prin-
cipal Meridian in Cook. County, Illinois,
is hereby granted, permitted and made so as to permit Harris
Trust and Savings Bank, under Trust No. 5880, Louis Eisenberg,
E. N. Scully', Rose Sokolsky, Stuart Sokolsky, Burton Sokolsky,
Judith Orman, Caroline Platt, Lorraine Iverson, and Leonard
Eisenberg, Beneficiaries, to allow use of the property located
at 901-909 114aple Avenue as a sheltered care homet subject to the
following conditions:
(1) that the equipment and this bullding in which
the operation is located and all operations of
the sheltered care home shall comply with all
rules and regulations of all governmental regu-
lating agencies havin authority over operation
of sheltered care fachities, as such rules and
regulations may be issued and become effective.

(2) that operating the sheltered care center
shall provide sufficient and satisfactory
personnel to provide the total needs of the
residents for personal care, activity pro-
grams, maintenance, housekeeping, dietary
. and laundry services according to standards
established from time to time by the Evanston
North Shore Health Department;
(3) that planning of the facility and operating the
sheltered care home shall not exceed 450 resi-
dents, and any lesser number shall be subject
to generally applicable standards, rules and
regulations issued by the Evanston forth Shore
Health Department;
(4) that the heating system shall be converted
to gas operation;
(5) that disposal of all waste meaterials shall
be by use of a compactor system, first to
be approved by the Director of Inspections
and permits;
.(6) that the retail operations on the first floor
shall be discontinued at the expiration of
the present leases, the space therefrom shall
be converted into utility areas for the resi-
dents of the building, and retail operations
for non-residents shall not thereafter be
permitted;
(7) that when operating entity for the sheltered
care home has been established, immediately
it shall determine a program;

a. which shall offer a reasonable plan
to the present residents of the hotel
who wish to remain during construction
and remodeling; and
b. which shall make a reasonable offer to
present hotel residents inviting them
to remain as residents of the center
after it is completed. The offer shall
be made in writing to all present resi-
dents with a detailed comparison of
charges between services of the present
hotel and the new sheltered care center;
(8) that one parking space be required for each
three employees;
(9) there shall be no more than three persons per,
bedroom unless the bedroom contains more than
360 square feet of floor area;
(10) there shall be a minimum of 90 square feet of floor
space per resident in the bedroom area excluding
bathroom and closet area in rooms for multiple
• occupancy and 120 square feet per resident in
rooms for single occupancy;

(11) that privacy screens shall be provided for
each resident in the bedrooms;
(12) that one bathroom shall be provided for
each bedroom;
(13) that persons suffering from mental retardation
or mental disorders apt to make them a burden
to the other residents or to the surrounding
noighborhood shall not be permitted to reside
in the sheltered care facility; pnd
(14) that any deviation from the foregoing condi-
tions 9 and la shall be subject to approval
by the Planning and Development Committee„
all in accordance with the recomrmtendation$ of the Zoning Hoard
of Appeals and the City Council of the City of B-ranst0ft.

is directed to grant permits to Harris
Trust and Savings Bank# under Trust No. 58800 Louis Eisenberg#

Eisenberg# Beneficlariesi all in accordance with the findings
and recommendations of the Zoning Board of Appeals and the City
Council. of the City of Evanston.
SECTION 3t This ordinance shall be in full force
and effect from and after its passage
and approval in the manner provided by law,
