BE IT ORDAINED BY T]HE CITY COUNCIL CP THE CITY OF :EVANSTON, COOK COUNTY, ILLINOISt SECTION 1:. That variations from the lot area, building height, and off-street parking requirements of the zoning ordinance, adopted November 24 1460, so far as said regulations pertain to the property at 1001-1.017 Emerson Street, Evanston, Illinois, and legally described as - Lots 1, 2, 3, and 4 in Nate's Subdivision of part of the Southeast quarter of the Northwest quarter of the Northwest quarter of Section 18, Township 41 North, Range 14, East of the Third Principal. Meridian in Cook County, Illinois, is hereby granted so a$ to permit the -construction -of a nine - story multiple family dwelling containing 107-dwelling units to be used exclusively as housing for the elderly on property located at 1.001-1017 Emerson -Street, subject to the 'following conditions; (1) that the buildin height shall. not exceed 85 feet nor shah ibe building contain more than 107 dwelling units; (2) that the building shall be centrally heated; (3) that disposal of all waste materials shall be by use of a compactor system., first to be ap- proved by the Director of Inspections and Permits; (4) that the entire development shall be in accord- ance with the plans submitted to the Planning and Development Committee, except that the front yard setback shall -be a mini--num of 27 feet, the side yard abutting the street shall be a minimum of 20 feet, no off-street parking shall be per- mitted In the sides yard abutting the street, I • j and all parking stalls shall be 9 feet in width; and (5) that all residents of the City of Evanston meeting the eligibility requirements for the Section 236 Federal Housing Program for the elderly shall be eligible for consideration for occupancy, but that the following system of priorities shall be established to deter- mine the priority of each eligible applicant: L. a. residents displaced from the siL. b. residents displaced by governmental action, c. all other residents in the City of Evanston, with priority given to persons having the -longest period of residency in the City of Evanston, all in accordance with the recommendations of the Zoning Board of Appeals and the City Council of the City of Evanston. SECTION 2: The Director of Inspections and Permits is ordered and directed to grant such'parmits or certificates of occupancy as shall be requited to effectuate the recommendations of the Zoning Board of Appeals and the City Council of the City of Evanston. SECTIOU 3: This ordinance shall be in full force and effect from and after its passage and approval In the manner provided by law.
