HomeMy WebLinkAboutORDINANCES-1972-083-O-72Revised 11-6-72 • Amended 11-13-72 83-0-72 AN ORDINANCE I Granting the Appeal of First Presbyterian Society of Evanston for Variations from the Off -Street Parking, Front Yard, Side Yard, and Related Yard Regulations of the �F Kvdnston Zoning Ordinance, Adopted Novem- ber 21, 1960 BE IT ORDAINED BY THE CITY COUNCIL OF -THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That variations from the off-street parking, front yard and side yard regulations of the Evanston Zoning Ordinance, adopted November 21, 1960, so far as said regulations pertain to the property located at 1401-1433 • Chicago Avenue, in the City of Evanston, and legally described eTAW The Northwestern University Subdivision of Lots 10 to 18 inclusive in Block 31 in the Village of Evanston, in Section 18, Township 41 North, Range 14, East of the Third Principal Meridian, in Cook County, Illinois, is hereby granted so as to permit a south side yard of 9 feet and a front yard of 5 feet to allow the rearrangement and expansion of the open parking area; a reduction in the number of required off-street parking spaces to 108; and leasing of said off-street parking spaces during weekdays on the property located at 1401- 1433 Chicago Avenue. Said variations shall be subject to complir ance with all other provisions of the Zoning Ordinance and other 0 applicable laws, and the following conditions: 1) that the five foot front yard shall apply only to . the southernmost 198.16 feet of property; 2) that the open off-street parking area shall be con- structed in conformity with the overlay drawing "accepted and approved by the Planning and Develop- ment Committee on November 13, 1972; 3) that .a screening and a landscaping plan for the entire open off-street parking area shall be sub- mitted and approved by the Director of the Division of Amendments and Appeals before construction shall commence; and 4) that Screening of the parking area shall be by a densely planted compact hedge not less than five feet in height, provided, however, that said screening shall not violate the provisions of., Section IV.J. of the zoning ordinance, as amended, prohibiting any obstruction higher than 30 inches above curb level within 20 feet of the lot corner, and provided that screening on the island divider between the two driveways from Chicago Avenue shall be 30 inches in height, • all in accordance with the recommendations of the Zoning Board of Appeals. . 6" ' SECTION 2: That the Director of Inspections and Permits is ordered and directed to grant a permit to First Presbyterian Society of Evanston in accordance with the findings and recommendations of the Zoning Board of Appeals. SECTION 3: That this ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law.
