AN ORDINANCE
Amending Section X.B.10.d. of the Evanston
Zoning Ordinance, Adopted November 21, 1960,
and as thereafter amended.
WHEREAS, the Zoning Amendment Committee held a public
hearing on February 15, 1973, after publication of due notice,
to consider amendments to the off-street parking requirements
of.multiple family dwellings; and
WHEREAS, the Zoning Amendment Committee has recommended
amendment of Section X.B.10.d. of the Zoning Ordinance;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That Section X.B.10.d. of the Zoning
Ordinance of the City of Evanston, adopted November 21, 1960,

as amended, be further amended by adding thereto the following:
"(3) Special Optional Requirements:
Notwithstanding the above requirements, within the
area described below, parking requirements may be
reduced as hereafter set forth, provided the owner(s)'
of the property so benefited shall agree that the sale
or lease of that number of units equal to the number
of parking spaces hereunder required shall include
the use of such spaces; and provided further that
in the event any such required space is not used by
the owner or lessee of the unit served, when said
lessee shall declare non ownership of a motor vehicle

in writing to lessor, the remaining units not having
a parking space and having ownership of a motor
vehicle shall be required the use thereof. Records
setting forth the number of automobiles owned or
leased by all occupants of the building and the
number of spaces provided by the building shall be
promptly compiled and transmitted to the Department
of Inspections and Permits biannually following
each lease expiration date. A covenant reciting
these requirements running to the City shall be re-
corded prior to the issuance of any building permit.
Optional Requirements:
Efficiency Dwelling Units - .75 parking spaces per
dwelling unit. One -bedroom apartments with not more
than 950 square feet of floor area - .80 parking
spaces per dwelling unit.
Eligible Area:
Beginning at the intersection of Emerson and Elgin
• Road,'thence east to the alley between Chicago
Avenue and Hinman Avenue, thence south to Grove
Street,.thence west to Chicago Avenue, thence south
to Greenwood Street, thence west to the alley between
Maple Avenue and Elmwood Avenue, thence north to
Lake Street, thence west to the alley between Ridge
Avenue and Oak Avenue, thence north to Grove Street,
thence west to Ridge Avenue, thence north to Emerson
Street, thence east to the point of origin.
SECTION 2: That all ordinances or parts_ of ordinances
in conflict with the provisions of this
ordinance are hereby repealed.
SECTION 3: That this ordinance shall be in full force
and effect from and after passage, approval
and publication in the manner provided by law.
