AN ORDINANCE
Granting the Application of Sisters of
St. Francis of the Pe--petual Adoration
fo,- Variations from the Use and Building
Height Regulations of the Zoning Ordinance
to Permit the Construction of a six Ptory
Ancillary Building to be used by the Med-'
ical and Dental Staff of St. F--ancis Hos-
pital on Property Located in an R6 General
Residence District

WHEREAS, the Zoning Board of Appeals of the City of Evanston
has recommended that the City Council grant the application of
the Sisters of St. Francis of the Perpetual Ado~ation for varia-
tions from the use and building height regulations of the Evans-
ton Zoning Ordinance, adopted November 21., 1960, as amended, as
said regulations apply to the property commonly known as 355

Ridge Avenue and
the proposed construction of a six

be used by the medical and dental
staff of St.
Francis Hospital, which property is located in an R6 General
Residence District.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF EVANSTON, COOK COUNTY ILLINOIS:
SECTION 1.: That a va-1ation from the use and building
height regulations of the Zoning Ordinance
of the City of Evanston, adopted November 21., 1.960, insofar as
they pe--tain to the property in the City of Evanston located at
355 Ridge Avenue, Evanston, Illinois, and legally described as -
Parcel 1.: The West 318 feet of the East 669 feet of
Lot 2. of the County Clerk's Division of unsubdivided
lands in the Northwest quarter of Section 30, Town-
ship 41, North, Range 1.4, East of the Third P--incipal
Meridian, according to the plat thereof recorded
September 12, 1.888 in Book 32 of Plats, page 1.0, as
Document 1.003433, in Cook County, Illinois;

Parcel 2: Lots 1.0, 1.4, 1.5, 1,6, 1.7, and 1.8 (except
that pa-t of said Lots taken for widening Austin
Street) all in Block 5 in Merrill Ladd's Addition
to Evanston in Section 30, Township 41. North, Range
14, East of the Third Principal Meridian, in Cook
County., Illinois; 0
Parcel 3: Lots 28, 29, and 30 in East Ridge Addition
to Evanston, being a subdivision of the East ?98
feet of the South 7.56 chains of the North 14.63
chains of the Northwest Quarter of Section 30,
Township 41 North, Range 14, East of the Third
Principal Meridian, in Cook County, Illinois,
is hereby granted to permit the construction of a six story
ancillary building to be used by the medical and dental
staff of St. Francis Hospital on property located in an R6
General Residence District, subject to compliance with all
other provisions of the Zoning Ordinance, other applicable
laws, and the following conditions:
1. That the building shall be constructed in conformity
with the plans submitted and the revised site plan p--esented
• following the hearing, which plan has been modified to overcome
the difficulties mentioned in the Traffic Engineer's report; and
2. That the proposed structu- a he .restricted to
medical uses affiliated with St. Francis Hospital; and
a 3. That the applicants agree not to initiate or to be
a party to any legal action to remoye the property from
the tax volls; and
4. That no charges shall be made for off-street parking
for visitors, patients and employees; and
5. That a covenant of agreement to the above conditions
shall be submitted in recordable form by the applicants.
SECTION 2: That the Director of Inspections and Permits is
0 directed to grant such permitsas shall be rea'uir_ed to effectu-0
the variations granted hereunder.

passage and approval in the manner provided by law.
