HomeMy WebLinkAboutORDINANCES-1974-074-O-7474-0-74 AN ORDINANCE Granting Variations from the General Requirements for Business Districts and Use Regulations of the Zoning Ordinance to Permit the Existing Building to be Used as a Contractors Office and Shop With Related Open Storage on Property Located at 2521-23 Gross Point Road WHEREAS, on June 18, 1974, the Zoning Board of Appeals conducted a public hearing upon the application of Glenn H. Johnson for variations from the general requirements for business districts and use regulations of the Evanston Zoning Ordinance adopted November 1, 1960, to permit the existing building to be used as a contractor's office and shop with related open'storage on property located in a B-1 Business District, said public hearing having been conducted pursuant to notice and publication thereof as provided by law; and WHEREAS the Zoning Board of Appeals has recommended that such relief be granted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of Glenn H. Johnson for variations from the general requirements for business districts and the use regulations of the Zoning Ordinance to permit the existing building to be used as a contractor's 74-0-74 e -2.- office and shop with related open storage on the property located at 2521-23 Gross Point Road, Evanston, Illinois, and legally described as: Lots 24, 25, and 26 in the Highlands Terminal Subdivision in the Northeast fractional quarter of Section 10, Township 41 North, Range 13, East of the Third Principal Meridan, in Cook County, Illinois. be granted subject to compliance with all other provisions of the Zoning Ordinance, other applicable laws, and the following conditions: 1. No vehicles of any type shall be parked or stored in the front yard; 2. The South side yard and the rear yard shall • be completely enclosed by.an eight -foot high chain -link fence with metal slats installed therein to provide screening, and shall be the only areas in which open storage as restricted by Condition 3 is permitted; 3. There shall be no open storage on the premises; provided, however, that trucks and trailers, and any materials or equipment stored thereon, may be stored within the fence as indicated in Condition 2; 4. A covenant of agreement to the above conditions shall be submitted in recordable form by the applicant; all in accordance with the recommendations of the Zoning Board of Appeals. L • • 0 L -3- 74-0-74 01 a SECTION 2: The Director of Inspections and Permits is hereby ordered and directed to grant such permits as shall be required to effectuate the provisions of this Ordinance. SECTION 3: This Ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law.
