Establishment At 2125 Dewey Avenue WHEREAS, the Zoning Board of Appeals conducted a public hearing on October 17, 1978 and November 21,'1978 pursuant to notice, upon the application of Morton.H. Greenwald for a special use permit to allow a storage and ware- housing establishment on property commonly known as 2125 Dewey Avenue and located in a C-1 District; and WHEREAS, the Zoning Board of Appeals has found, and the City Council finds, the facts to be as follows: • 1. The proposed storage and warehousing establishment for office goods and retail merchandise is so de- signed, located and proposed to be operated, that the.public health, safety and welfare will be pro- tected. Applicant proposes to store new and.used restaurant fixtures and furniture on the premises and would have at the most one employee. Deliver- ies to and from the property are contemplated to be a maximum of one or two times a week and loading and unloading is facilitated by an interior loading berth, which would keep the truck off the alley. 2. The proposed use will not cause appreciable injury to the value of other property or improvements in tine neighborhood in which it is located since it will replace a more intense manufacturing use now located within the building and therefore should have the directly opposite effect and be an im- provement for the neighborhood. 3. The proposal will not subvert or defeat the primary purpose of the Zoning Ordinance or of the zoning district or area for which it is proposed when its effect is considered in conjunction with the cumu- lative effect of the number of various special uses of all types already located in the adjacent area,. since it will replace a manufacturing use previous- 01 ly established by variation. 4. The proposed special use conforms with all other applicable zoning regulations in the district in which it is located as evidenced by the zoning analysis record submitted and identified as exhibit 4. • C: Approved as to form: 101-0-78 5. Storage and warehousing establishments for house- hold and office goods and retail merchandise are listed as a special use in the C-1 Commercial Dis- trict in which the property is located in Section VIII.C.3.s. of the Zoning Ordinance. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That based upon the findings of fact recited herein, the application of Morton H. Greenwald for a special use permit to allow a storage and warehousing establishment of household, office goods, and retail merchandise upon property legally described as follows: The North 17 feet of Lot 13, and all of Lots 14, 159 and 16. in Block 7 in Payne's Addition to Evanston, a Subdivision of the West 1/2'of the South 1/2 of the Southeast 1/4 of Section 12, Township 41 North, Range 13, East of the Third Principal Meridian in Cook County, Illinois, be and herebyis granted subject to .compliance with all other provisions of the Zoning Ordinance and other applicable laws. ordinance. SECTION 2: The Director of Inspections=& Permits is hereby directed to issue such permit pursuant to the terms of this SECTION 3: This ordinance shall be in full force and effect from and after its passage and approval in the manner pro- vided by law.
