AN ORDINANCE i
• Granting Variations from the Yard Obstruction,
Use and Off -Street Parking Regulations, and for
Relief from Condition 2 of Ordinance 11-0-61
and for Special Uses at 3200 Grant Street
WHEREAS, the Evanston Zoning Board of Appeals conducted public
hearings on March 25, 1980, May 20, 1980 and June 17, 1980 upon the applica-
tion of the Presbyterian Home for variations from the yard obstruction,
use and off-street parking regulations, and for relief from Condition 2 of
Ordinance 11-0-61 and for special uses at 3200 Grant Street; said hearings
having been conducted pursuant to notice and publication thereof in the
manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended that the
application for said variations, and for relief from Condition 2 of
Ordinance 11-0-61, and for said special uses be granted;

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF !

EVANSTON, COOK COUNTY, ILLINOIS:

SECTION 1: That the application of the Presbyterian Home for the
following:
1. A variation and a special use to allow retention of an identifica-
tion sign at the Grant Street entrance near Cowper Avenue;
2. A special use to permit retention of three open, off-street parking `
spaces and a driveway on the northwest side of the Geneva Place building;
3. A special use to permit retention of ten open, off-street parking
spaces and a driveway located along the west side of the garden wall at i
the Miriam Huss Paviolion; !
4. A special use to permit retention of a fountain, wall, gates and
exterior stairs;
5. A special use to allow retention of a glass and metal frame enclosure
over the open terrace between the Geneva Place and Miriam Huss Pavilion !
buildings;
7. & 8. A special use to allow retention of two 3 foot high walls on
either side of the easternmost driveway onto Grant Street; and varia-
tions from the use and yard obstruction regulations of the Zoning Ordi-
nance, and relief from Condition 2 of Ordinance 11-0-61 to permit
retention of a bus shelter;

9. A special use to allow the retention of an identification sign
affixed to the wall east of the Grant Street entrance across from
Ridgeway Avenue;
10. A variation from the yard obstruction regulations of the Zoning
Ordinance and a special use to allow retention of an identification '

sign located east of the Grant Street entrance;
11. A special use to allow retention of two identification signs east
of the Grant Street entrance across from Ridgeway Avenue;
12. & 13. A variation from.the yard obstruction and use regulations of
the Zoning Ordinance to permit the retention of four regulatory signs;
14. A variation from the use regulations of the Zoning Ordinance to
permit retention of an addition to Cottage 32;
15. A variation from the yard obstruction and use regulations of the
Zoning Ordinance to permit the retention of six regulatory signs; j
16. A special use to allow retention of a 3 foot high wall east of the
Simpson Street entrance, and variations from the yard obstruction and
use regulations of the Zoning Ordinance, and relief from Condition 2
of Ordinance 11-0-61 to permit retention of a bus shelter;
17. A special use to allow the retention of an identification sign
affixed to the wall east of the Simpson Street entrance;
18. A special use to permit retention of an identification sign located
east of the Simpson Street parking lot entrance;
19. A variation from the use regulations of the Zoning Ordinance to
permit retention of a regulatory sign located approximately 110 feet from
• the Simpson Street lot line;
20. A special use to permit retention of two identification signs lo-
cated ai.pproximately 40 feet from the Simpson Street lot line;
21. & 22. A special use and variations from the yard obstruction and
use regulations of the Zoning Ordinance to permit construction of two
3 foot high brick walls on either side of the westernmost driveway on
Grant Street;
21A & 22A. A special use for two identification signs to be installed
in conjunction with the two walls to be constructed on either side of
the westernmost driveway onto Grant Street;
23. A variation from the use regulations of the Zoning Ordinance to
permit construction of a 42 car automobile parking lot;
24. A special use to permit remodeling of an existing parking area
located along the northeast side of the Miriam Huss Pavilion;
25. A special use to permit construction of a canopy on the west side
of the Miriam Huss Pavilion; and
26. A special use to permit the remodeling of a portion of the base-
ment area in the Wilson Infirmary for the purpose of relocating an
adult day care center; j
said application pertaining to property located at 32,00 Grant Street and
• legally described as follows:
Lots 1 to 10, inclusive, in Block 5 and Lots 1 to 11, inclusive, in
Block 6 in the Highlands, Evanston Lincolnwood First Addition,
being a subdivision of the South West Quarter of the South West
Quarter (except the East 20 acres thereof) of Section 11, Township
41 North, Range 13, East of the Third Principal Meridian;

(except parts dedicated for street purposes) of -Section 11, Town-
ship 41 North, Range 13, East of the Third Principal Meridian;

The East 20 acres of the South West Quarter of the South blest Quarter
of Section 11, Township 41 North, Range 13, East of the Third
Principal Meridian (except parts dedicated for street purposes);
`Together With
All of the North and South 8.0 foot alley lying East of and adjoining
Lots 5 to 11, inclusive, in Block 6; also 8.0 foot alley lying East
of and adjoining Lots 1 to 8 in Block 5, both inclusive, in "The
Highlands", Evanston Lincolnwood First Addition, being a subdivision
of the South West Quarter of the South West Quarter (except the
East 20 acres thereof) of Section 11, Township 41 North, Range 13,
East of the Third Principal Meridian, recorded May 5, 1926, in Book
226, Page 33, as Document Number 9264845;
Also
All of the East and West 16.0 foot alley lying North of and adjoining
Lots 9 and 10 in Block 5 in "The Highlands", Evanston Lincolnwood
First Addition, aforesaid;
Also
All that part of Hayes Street (a public street) lying between Blocks 5
and 6 and East of the East line of Prospect and West of the East line
• of "The Highlands", Evanston Lincolnwood First Addition, aforesaid;
Excepting Therefrom
That part of the West half of the South West Quarter of Section 11,
Township 41 North, Range 13, East of the Third Principal Meridian, in
the City of Evanston, Cook County, Illinois, described as follows:
Commencing with the South East corner of Prospect Avenue and Grant
Street; thence South 1%-25' West along the East line of Prospect
Avenue 325 feet; thence North 69%-08' East a distance of 96.64 feet;
thence North 78%-14' East a distance of 113.79 feet; thence North
25%-47'-45" East a distance of 176.52 feet; thence South 86%-01'
East a distance of 158.75 feet; thence North 14%-38' East a distance
of 123.37 feet to a point in the South line of Grant Street; thence
due West along the South line of Grant Street 460 feet to the point
of beginning;
All in Cook County, Illinois.
Part of which is described as follows: -
Lots 2 to 61, both inclusive, in Presbyterian Homes Subdivision of
part of the West half of the South East Quarter of the South West
Quarter of Section 11, Township 41 North, Range 13, East of the
Third Principal Meridian, according to the plat thereof recorded
December 31, 1968, as Document No. 20716884;

• Lot 1 in Westminster Place Apartments Subdivision of part of the
South West Quarter of Section 11, aforesaid, according to the plat
thereof recorded September 5, 1969, as Document No. 20951060;

of the Zoning Ordinance and other applicable laws. 1
SECTION 2: The Director of Inspections and Permits is hereby
directed to issue such permit pursuant to the terms of
this ordinance.
SECTION 3: This ordinance shall be in full force and effect �
from and after its passage and approval in the manner
provided by the law.
