HomeMy WebLinkAboutORDINANCES-1980-065-O-80A* 10/18/79 6/24/80 7/17/80 7/30/80 7/31/80 is 8/18/80 65-0-80 AN ORDINANCE Amending the Evanston Zoning Ordinance By Rezoning the Area Bounded by Lincoln Street, Prairie Avenue, the East-West Alley Between Lincoln Street and Colfax Street, and Brown Avenue WHEREAS, the Evanston Zoning Amendment Committee conducted public hearings on .April 3, 1980, May 1, 1980 and June 5, 1980 to consider a petition by Joseph G. Hagee, Reed M. Hagee and Ray Jump for an amendment to Ordinance 83-0-79 (the district map) and the covenant executed pursuant to said or- dinance, so as to approve revised plans for construction on the property commonly known as 1904-06 Lincoln Street, and to allow additional time with- in which application must be made for a building permit beyond the six month • period originally established. Said public hearings having been conducted pursuant to notice and publication in the manner prescribed by law; and WHEREAS, the Zoning Amendment Committee has recommended, based on evidence presented at those public hearings, findings of facts, consideration of existing conditions, conservation of property values and the direction of building development to the best advantage of the entire City, that Ordinance 83-0-79 be amended. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That Title 6 Chapter 4 Section 2 of the Evanston Zoning Ordinance 1978,as amended be and hereby is further amended by reclassifying from R5 General Residence District to R3 Two -Family Re- sidence District the area bounded by Lincoln Street on the North, Prairie I Avenue on the Northeast, the East=West alley between Lincoln and Colfax on the South, and Brown Avenue on the West, commonly known as 1900-1922 Lincoln (South side of the street), 2421-2433 Brown (East side of the street), and 2430-2438 Prairie (West side of the street). VW • • 1 SI SECTION 2: That the property commonly described as 1904-06 Lincoln Street upon compliance of said property with certain condition as set forth in the report of the Zoning Amendment Committee, ap- proved June 5, 1980, appended hereto and incorporated by reference herein is exempted until April 15, 1981 from this zoning reclassification. Such conditions shall include: 1. That construction of the eight (8) dwelling units (2 buildings) on subject property shall be in accordance with the revised plans and drawings prepared by Salem K. Shaheen, dated March 7, 1980, and incorporated herein by reference. 2. That the Covenant executed pursuant to Ordinance 83-0-79 shall be amended to reflect the above conditions. SECTION 3: The Director of Inspections and Permits is hereby directed to issue a permit for the property commonly known as 1904-06 Lincoln Street in accordance with the terms of this or- dinance. SECTION 4: That ordinance 83-0-79 is hereby repealed. SECTION 5: All ordinances or parts of ordinances in conflict herewith are hereby repealed. SECTION 6: This ordinance shall be in full force and effect after the foregoing conditions have been satisfied and from and after its passage and approval in the manner provided by law.
