AN ORDINANCE
• Granting a Special Use Permit for
Parking Structure and a Temporary
Exception from Off -Street Parking
at 355 Ridge Avenue (St.. Francis Hospital)
WHEREAS, the Evanston Zoning Board of Appeals conducted a public
'j hearing on March 25, 1980 and again on April 15, 1980 upon the application of
Saint Francis Hospital for a special use to permit construction of a five -
story parking structure and for a temporary exception from the off-street
parking requirements at 355 Ridge Avenue, property located in an R6 General
I� Residence District; said hearing having been conducted pursuant to notice
and publication thereof in the manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended that the
application for said special use and temporary exception be granted; and

• ! WHEREAS, the Saint Francis Hospital has requested that the City
J release a prior covenant condition prohibiting the charging of parking fees,
which release is provided for by the zoning policy contained in Ordinance
74-0-79;
NOV), THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of Saint Francis Hospital for a
special use pursuant to Sections 6-12-9-2 and 6-5-7(B)3b of the Zoning
Ordinance to permit construction of.a 55-foot high, 796 car parking structure,
and for a temporary exception from the off-street parking requirements of

i Section 6-9-2-10(P) on the property located at 355 Ridge Avenue, and
legally described as follows:

• Lot 2, except the East 669.00 feet thereof, all of Lot 3
i and that part of Lot 5 lying North of a line 1462.61 feet
North of and parallel with the South line of the N.W. 1/4
of Section 30, Township 41 North, Range 14 East of the
3rd Principal Meridian, in County Clerk's Division of
unsubdivided lands in the N.W. 1/4 of Section 30, Town-
ship 41 North, Range 14 East of the 3rd Principal Meridian,

(excepting the Westerly 33.00 feet of said Lots taken for
Ridge Avenue)
(A) The West 60.00 feet of the East 669.00 feet of Lot 2,
i aforesaid.
(B) Lots 2 to 9, both inclusive in Block 3 in Valeria M.
Williams Addition to Evanston, being a subdivision in the
N.W. 1/4 of Section 30 Township 41 North, Range 14 East
of the 3rd Principal Meridian.

(C) The West 258 Ft. of the East 609 Ft. of Said Lot 2, in
Said County Clerk's Division.
(D) The vacated 8 foot Public alley lying West of and
adjoining said lots 2 thru 9 in said Block 3; Also, that
part of vacated lot 1 in said Block 3, lying South of
the said South line of lot 2 in County Clerks Division
and East of the East line of said lots 3 & 5 in said County
Clerks Division, (containing 26,606 sq. ft. (B) and (D))

;, is granted, subject to compliance with all other provisions of the Zoning
Ordinance, other applicable laws and the following conditions:

1. That the parking structure be constructed in conformity
with the plans submitted, which were date stamped
March 12, 1980, by the City;
2. That the temporary exception from the off-street parking
requirements granted herein shall terminate upon completion
of said parking structure, or in the event no building
permit is taken out for the proposed structure, this i
exception shall terminate on March 25, 1981.
SECTION 2: The Director of Inspections and Permits is hereby directed
to issue such permit and temporary exception pursuant to the terms of
this ordinance.

SECTION 3: The City Manager is hereby authorized to execute a
partial release of the condition of covenant recorded as document 22673701
restricting said hospital from charging parking fees.

SECTION 4: All ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 5: This ordinance shall be in full force and effect from
