AN ORDINANCE
Granting Special Uses and Relief
from Certain Ordinance and Covenant
Conditions on the Property Located
at 2320 Pioneer Road
WHEREAS, the Evanston Zoning Board of Appeals conducted public
hearingson May 19, 1981 and June 16, 1981 upon the application of the
Swedish Retirement Association for: (1) a special use to permit remodeling
to the east wing of the southernmost building; (2)..a special use to allow
retention of an identification sign on the south wall of the northernmost
building on the premises; and relief from condition 3 of a covenant re-
corded as document 22 524 428 to allow retention of the existing air con-
ditioning cooling tower and off-street parking area at 2320 Pioneer Road,
Evanston, Illinois, property located in an R5 General Residence District;
said hearings having been conducted pursuant to notice and publication
thereof in the manner prescribed by law; and
WHEREAS, the Zon.ing Board of Appeals has recommended that the
application for said variations and special uses be granted.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of the Swedish Retirement .,,
Association for:
A. A special use to permit remodeling of the east wing of the
southernmost building on the premises in accordance with the
plans identified as Board's exhibit 1;
B. A special use to permit retention of an identification sign
affixed to the south wall of the northernmost building on
the premises; and
C. Amendment to condition three of Ordinance 67-0-72 and condition
three of the covenant recorded as document 22 524 428 so the
same shall hereafter read as follows:

3. That the building and parking area shall be con-
structed in conformance with the characteristics
listed below and with the set of plans submitted
ii to the Zoning Board of Appeals, identified as
Exhibit #6, and approved by the Planning and De-
` velopment Committee, except for those modifica-
tions. necessary to bring the off-street parking
area into conformance with the regulations of the
!, zoning ordinance and with conditions 4 and 5;
except that said exhibit #6 shall be supplanted
by the plot plan submitted to the Zoning Board
of Appeals at a hearing held on May 19, 1981, and
identified as Board's exhibit 2 only with respect
�I to the location and layout of the existing parking
area and the location of the cooling tower on the
premises, and further provided that the cooling tower
Is effectively screened on the south side by _plant-
i;nn of shrubs or h.edges.:
a. use: retirement home with long term care facilities
b. lot area: approximately 304,900 square feet.
I. C. lot dimensions: approximately 558 feet by 550 feet
d. floor area ratio = 0.37 + 10%
e. building height: 38 feet with Mansard roof
i f. front yard: 70 feet to 88 feet on Colfax (five
different offsets of the face of the building)
• 34 feet on Pioneer
t g. side yards: none (condition 2, above required that
all street frontage be treated as front yards)
h. rear yard: not applicable

i. off-street parking: the number and arrangement of
spaces shall conform to all applicable requirements
of zoning ordinance; said spaces may be located as
close as 80 feet to Colfax and 50 feet to McDaniel,
j; condition 2 above notwithstanding
on the property located at 2320 Pioneer Road, Evanston, Illinois and legally
described as follows:
All of Block 7 in John Culver's Subdivision in the North
west 1/4 of Southwest 1/4 of Section 12, Township 41 North,
Range 13, East of the Third Principal Meridian, in Cook,

COVENANT
I� The undersigned, being the owner of the following legally described j

commonly known as 2320 Pioneer Road, Evanston, Illinois for and in con-
sideration of the granting of a special use permit to (1) permit remodeling
to the east wing of the southernmost building, (2) the retention of an
j� identification sign on the south wall of the northernmost building on the
j premises and (3) release from condition three(3) of a covenant recorded as

= Ij document 22 524 4.28 to allow the retention of the existing air conditioning
cooling tower and off-street parking area at 2320 Pioneer Road does hereby
covenant and agree on behalf of themselves and their successors and assigns

in interest as follows:
