HomeMy WebLinkAboutORDINANCES-1981-038-O-814/29/81 • • 38-0-81 AN ORDINANCE Granting Variations from the Non -Conforming Structure and Use, Yard Obstruction, Lot Area, Floor Area Ratio, Front Yard and Side Yard Regulations at 1126 South Boulevard WHEREAS, the Evanston Zoning Board of Appeals conducted a public hearing on March 17, 1981 and again on April 21, 1981 upon the application of Seymour M. Schwartz & Cynthia Schwartz for variations from the non- conforming structure and use, yard obstruction, lot area, floor area ratio, front yard, side yard and off-street parking (as to surfacing) regulations of the Zoning Ordinance to permit the conversion of an existing building into a single-family dwelling at 1126 South Boulevard, property located in an R2 Single -Family Residence District; said hearings having been conducted pursuant to notice and publication thereof in the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has recommended that the appli- j cation for said variations and use be granted. NOW, THEREFORE, BE IT ORDAI14ED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of Seymour M. Schwartz & Cynthia Schwartz for variations from the non -conforming structure and use, yard i obstruction, lot area floor area ratio, front yard, and side yard regulations of the Zoning Ordinance to permit the conversion of an existing masonry N. i building into a single-famii,, dwelling, property located at 1126 South Boulevard, and legally described as follows: Lot 6 in Jennie N. Wheeler's Subdivision of Lots 1, 2, 3, 4 and 18, 19, 20 and 21 in Block 4 of Keeney & Barton's Ridge Sub- division in South Evanston, being a Subdivision of part of tree SW 1/4 of the SW 1/4 of 'Section 19, Township 41 North, Range 14, East of the Third Principal Meridian, situated in the City of Evanston, Cook County, Illinois r E • • 38-0-81 is granted, subject to compliance with all other provisions o= the Zoning Ordinance, other applicable laws and the following conditions: i 1. The frame addition to the masonry principal building shall be demolished; and 2. The remodeling to convert the building interior into a singje- family residence shall be in substantial conformity with the preliminary plans identified as Board's Exhibit 1. SECTION 2: The Director of Building and Zoning is hereby directed to issue such permits pursuant to the terms of this ordinance. SECTION 3: This ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law. Introduced: 11;f4y 7 Adopted: 6t , 1981.
