HomeMy WebLinkAboutORDINANCES-1981-037-O-814/24/81 j' 5/6/81 37-0-81 AN ORDINANCE Granting a Special Use to Allow Revisions • to the Plan for Development of 801-825 Clark WHEREAS, the Zoning Board of Appeals conducted a public hearing on Parch 17, 1981 and again on April 21, 1981 upon the application of tiie City i of Evanston and Irvine -Buck Associates, Inc. for a special use to allow certain' I revisions to the plan previously approved by Ordinance 7-9-0-80 for develop- ment I ment of 801-25 Clark Street, property located in a B-4 Business District; i'said public hearings having been conducted pursuant to notice and publication ;thereof in the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has found that the revised proposed plan is compatible with the prior design concept, and has recommended j i that the application for a special use to allow certain revisions to the plan be approved. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COU14CIL OF THE CITY OF E EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of the City of Evanston and Irvine- , � Buck Associates, Inc., for those revisions contained in Zoning Board of Appeals Exhibit A-1 to the previously approved plans of de- velopment, which revisions would increase the width of the off-street parkin structure by approximately five feet in order to accommodate cross -over lanes and 436 off-street parking spaces, meeting the requirements of the Zoning Ordinance as to design; .re -design the residential building in order to provide it with better separation from the parking .structure to the west and the office building to the northeast; reduce the floor area of the residential building by r approximately 3,500 square feet bu.t still provide the 85 dwelling units as f initially proposed; provide balconies for the residential building; reduce the s ;area of the covered arcade by approximately 3,748 square feet; increase the !'open space on the property by approximately 6,000 square feet; increase the I; ( size of the restaurant on the ninth floor by approximately 20 square feet; i� i • E • 5/6/81 37-0-81 reduce the overall ground floor commercial area by approximately 133 square feet; and increase the area of the private health facility by approximately 3,500 square feet, which includes a potential second floor restaurant that could be 3,000 square feet in area, all on property located at 801-25 Clark Street and legally described as: Lots 2 through 10, inclusive, in Block 8, lying South of a line drawn from a point 44.16 feet East of the Northwest corner of Lot 4, in Village of Evanston, in Section 13, Township 41 North, Range 13 and Sections 7, 18 and 19, Township 41 North, Range 14, East of the Third Principal Meridian, in Cook County, Illinois (in the Northwest quarter of Section 18). is granted with construction to be in substantial compliance with the plans identified as Zoning Board of Appeals Exhibit A-1 and that said application and plans supersede and replace all prior plans approved pursuant to Ordi- nance 79-0-80. SECTION 2: All conflicting portions of Ordinance 79-0-80 are hereby superseded and repealed with the specific exception of the requirement of execution by the property owner of a cove- nant not to discriminate in the availability of club facilities on the basis of race, religion or sex and of the same stipulation in facilities operations contracts. " SECTION 3: The Director of Building and Zoning is hereby directed to issue such permit pursuant to the terms of this ! ordinance. SECTION 4: This ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law.
