AN ORDINANCE
•
Granting a Variation from Permitted
Use and Nonconforming
Structure and Use
Regulations at 1413-15
Howard Street
WHEREAS, the Evanston Zoning Board of Appeals conducted a public
hearing on December 16, 1980, upon the application of Shoreline Electric
Company, Albert Wessberg and Violet Wessberg for variations from the per-
mitted use and the non -conforming structure and use regulations of the
Zoning Ordinance for property located at 1413-15 Howard Street, in an R-6
General Residence District, to permit the first floor of the existing

building on said property to be put to any use permitted in any business

i district under the Zoning Ordinance; said public hearing having been
conducted pursuant to notice and publication thereof in the manner pre-
scribed by law; and
•WHEREAS,
the Zoning Board of Appeals has recommended that the !
application for said use and variation be granted.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EVANSTON, COOK COUNTY, ILLINOIS: i
SECTION 1: That the application of Shoreline Electric Company,
Albert Wessberg and Violet Wessberg for variations
from the permitted usP and the non -conforming structure and use regulations

to permit to be put to any use listed as a permitted us,�in any business
i
district in the Zoning Ordinance, the first floor of the existing building
located at 1413-15 Howard Street and legally described as follows: I
'i
Lots 33, 34, 35, and 36 in Arthur Dunas Howard
Av. Sub.. of that part of the South 1/2 of the
Northeast 1/4 of Section 25, Township 41 North,
Range 13, East of the Third Principal Meridian,
• lying South of the South line of the North 45
acres thereof, and East of the East line of
the West 6.358 acres of the East 16.358 acres
of the South 32.506 acres of said Northeast 1/4
of Section 25, all in Cook County, Illinois

is granted, subject to compliance with all other provisions of the Zoning
• Ordinance, other applicable laws, and the following conditions:
i
1. That any such business use shall also conform to the applicable
general requirements for business districts contained in Section
6-7-1 of the Zoning Ordinance.
i
2. That any such change in use shall still be subject to all other
provisions of the R-6 General Residence District in which the
property is located, including but not limited to off-street
parking and lot coverage.
3. That no existing non -conforming building characteristics shall
be brought into further conflict with the requirements of the
Zoning Ordinance by any such change of use.
SECTION 2: The Director of Inspections and Permits is hereby
directed to issue such permits pursuant to the term
of this ordinance.
SECTION 3: This ordinance shall be in full force and effect
• from and after its passage, approval and publi-
cation in the manner provided by law. �
