AN ORDINANCE
Granting Variations from the Lot
Coverage and Elimination Provisions
of the Zoning Ordinance and a Special
Use for a Church and Illuminated Sign
at 1135 Dodge Avenue
WHEREAS, the Evanston Zoning Board of Appeals conducted a public
hearing on November 18, 1980 and again on December 16, 1980 upon the appli-
cation of John W. Groves, and Violet J. Groves for variations from the
lot coverage and elimination provisions of the Zoning Ordinance to permit
retention of the existing structure which is designed for a non -conforming
use and a small addition thereto and for special uses to permit (1) the
non-residential building to be remodeled and used fora Church and (2) an
identification sign for said Church consisting of an illuminated wall sign

approximately eight square feet in area at 1135 Dodge Avenue, Evanston,
Illinois property located in an R-5A General Residence District; said
hearing having been conducted pursuant to notice and publication thereof
in the manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended that the
application for said variations and special uses be granted.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EVANSTON, COOK COUNTY, ILLINOIS:

SECTION 1: That the application of John W. Groves and Violet

elimination provisions of the Zoning Ordinance, to permit retention of

the existing structure, which is designed for a non -conforming use and a
!� small addition thereto, and for special uses to permit (1) the non-
residential building to be remodeled and used for a Church and .(2) an
identification sign for said Church, consisting of an illuminated wall
sign, approximately eight square feet in area, on the property located at

1135 Dodge Avenue, Evanston, Illinois and legally described as follows:
Lot 6 in W.S. William's Subdivision of Lots 10,
11 & 12 in Block 9 in Chase & Pitner's Addition
to Evanston, a subdivision of the N14 1/4 of
the NE 1/4 of Section 24, and part of .the S 1/2
of the SW 1/4 of the SE 1/4 of Section 13, Town-
ship 41 North, Range 13, East of the Third
Principal Meridian, in Cook County, Illinois.
is granted, subject to compliance with all other provisions of the Zoning
i• Ordinance, other applicable laws and the following conditions:
1. That the proposed alterations and construction shall conform
substantially to the plans identified as Board's Exhibit 1.
2. That in the event the Church use is discontinued in the future,
the premises shall again be subject to the elimination pro-
visions of Section 6-10-6 of the Zoning Ordinance, except that
the 180 day period allowed for the elimination therein, shall
be measured from the date of termination of the Church use; and
3. That the property owners shall execute a covenant in recordable
form stipulating to the foregoing terms and conditions.
SECTION 2: The Director of Inspections and Permits is hereby
directed to issue such permits pursuant to the terms
of this ordinance.
SECTION 3: This ordinance shall be in full force and effect
from and after its passage and approval in the
manner provided by law.
