AN ORDINANCE
Amending the Evanston Zoning
Ordinance by Reclassifying
Certain Property in the Howard -
Asbury Area of Evanston
WHEREAS, the Evanston Zoning Amendment Committee conducted public
hearings on September 5 and November 6, 1980, and again on December 3, 1981 i
and January 5, 1982, first upon the petition of Howard Western Industries,

Inc. to rezone from R6 General Residence to B2 Business District the property
commonly known as 1325-1345 Howard Street, and then upon the reference from i
the Evanston City Council to (A) consider rezoning to B1 or B2 Business
District the properties now zoned R6 General Residence District and C2
Commercial District in the block bounded by Dobson Street on the North,
Asbury Avenue on the East, Howard Street on the South, and Ashland Avenue on
the West, said properties to include those commonly known as 1315-1425
Howard Street (North.side), 101 Ashland Avenue, 100-120 Asbury Avenue
(West side), 1300 Dobson Street, and to exclude 1310 through 1428 Dobson
Street; and (B) consider rezoning to B1 Business the properties now zoned
C2 Commercial District in the block bounded by the CTA Skokie Swift right-of-
way on the North, Barton Avenue on the East, Howard Street on the South, and
Asbury Avenue on the West, said properties to include those commonly known
as 101-123 Asbury Avenue (West side), 1201-1227 Howard Street (North side),
100 Barton Avenue, and to exclude all properties within the above described
block which are now zoned R2 Single -Family District and R6 General Residence
District; all said public hearings having been conducted .pursuant to notice
and publication thereof in the manner prescribed by law; and

WHEREAS, the Zoning Amendment Committee has recommended, based
upon evidence presented at those public hearings, findings of fact, consid-
eration of existing conditions, conservation'of property values, the
direction of building development to the best advantage of the entire City
and an intention to promote the growth of existing uses through application
of a different zoning classification, that the Evanston Zoning Ordinance
be amended;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the Evanston Zoning Ordinance adopted November 21,
1960, as amended, be and hereby is further amended by reclassifying certain
properties within the Howard -Asbury Area as follows:
A. Howard Street (north side) between Ashland Avenue and the first
alley west of and parallel to Asbury Avenue:
Reclassify the south 151 feet of the block, bounded by the
center line of Ashland Avenue on the west, the center line of
Dobson Street'on the north, the center line of Asbury Avenue on
the east, and the center line of Howard Street on the south,
except the westerly 154.75 feet and the easterly 166 feet thereof,
from R6 General Residence District to B2 Business District.
B. Asbury Avenue (west side) between. Howard Street and Dobson Street:
Reclassify the properties on the west side of`Asbury
Avenue, bounded by the center line of Dobson Street on the north,
the center line of Asbury Avenue on the east, the center line of
Howard Street on the south, and the center line of the first
alley west of and running parallel to Asbury Avenue on the west,
from C2 Commercial District to B2 Business District.
C. Asbury Avenue (east side) between Dobson Street (if -extended) to
the first alley north of Howard Street:
Reclassify those properties east of the center line of
Asbury Avenue, bounded on the north by the center line of the
Dobson Street right-of-way, if extended, bounded on the south by
the center line of the first alley north of and running parallel to
Howard Street, and bounded on the west by a line parallel to and
180 feet east of the Asbury Avenue center line, from C2 Commercial
District to B2 Business District.
SECTION 2: The official district map of the Evanston Zoning
Ordinance, as amended,- shall be further amended in accordance with the
reclassification set forth in this Ordinance and reflected on the "Existing
Land Use and Zoning and Proposed Rezoning" map, attached to and made a part I

SECTION 3: All ordinances or.parts of ordinances in conflict
herewith are hereby repealed.

SECTION 4: This Ordinance shall be in full force and effect after

the foregoing conditions have been satisfied and from
and after its passage and approval in the manner provided by law. +
