HomeMy WebLinkAboutORDINANCES-1983-030-O-832/22/83 30-0-83 AN ORDINANCE Granting Variations and Special Uses; St. Frances Hospital WHEREAS, the Evanston Zoning Board of Appeals conducted a public Hearing on January 18, 1983 and again on February 15, 1983 upon the appli- cation of Saint Frances Hospital for variations from the sign, yard obstruc- tion, yard and off-street parking regulations of the Zoning Ordinance, and for a special use to permit construction of two one-story buildings on property located at 355 Ridge Avenue, 411-15 Sherman Avenue and 801-35 Austin Street, property located in an R6 General Residence District; said hearings having been conducted pursuant to notice and publication thereof in the manner pre- scribed by law; and WHEREAS, the Zoning Board of Appeals has recommended that the appli- cations for said variations and special uses be granted, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF • EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of Saint Frances Hospital for variations and special hospital uses on the property located at 355 Ridge Avenue, 411-15 Sherman Avenue and 801-35 Austin Street and legally described as follows: 355 Ridge Avenue is legally described as: Lot 2, except the East 669.00 feet thereof, all of Lot 3 and that part of Lot 5 lying North of a line 1462.61 feet North of and parallel with the South line of the N.W. 1/4 of Section 30, Township 41 North, Range 14 East of the 3rd Principal Meridian, in County Clerk's Division of unsubdivided lands in the N.W.-1/4 of Section 30, Township 41 North, Range 14 East of the Third Principal Meridian, (excepting the Westerly 33.00 feet of said Lots taken for.Ridge Avenue) (A) The West 60.00 feet of the East 669.00 feet of Lot 2, aforesaid. (B) Lots 2 to 9, both inclusive in Block 3 in Valeria M. Williams Addition to Evanston, being a subdivision in the N.W. 1/4 of Section 30 Township 41 North, Range 14 East of the 3rd Principal Meridian. (C) The West 258 Ft. of the East 609 Ft. of Said Lot 2, in Said County • Clerk's Division. (D) The vacated 8 foot Public alley lying West of and adjoining said lots 2 thru 9 in said Block 3; Also, that part of vacated lot 1 in said Block 3, lying South of the said South line of lot 2 in County Clerks Division and East of the East line of said lots 3 & 5 in said . 30-0-83 County Clerks Division, (containing 26,606 sq. ft. (B) and (D)) The property at 411-15 Sherman Avenue is legally described as: Lots 28, 29, and 30 in East Ridge addition to Evanston being a Sub- division of the East 298 Ft. of the South 756 chains of the North 14.63 chains of the Northwest 1/4 of Sec. 30, Township 41 North, Range 14 East of the Third P.M., in Cook County, Illinois. The property at 801-35 Austin Street is legally described as: Lots 10 to 18, both inclusive, (except that part of said Lots taken for widening of Austin Avenue), in Block 5 in Merrill Ladd's Addition to Evanston in Section 30, Township 41 North, Range 14 East of the 3rd Principal Meridian in Cook County, Illinois to permit the following: A. Variations from the yard obstruction, yard and off-street parking regulations of. the Zoning Ordinance to permit retention of the existing parking lot with.a front yard of 15 feet with 44 stalls encroaching into the 27 foot required front yard, an east side yard of 15 feet with 11 stalls encroaching into the required 25 foot east side yard, and an 8 foot west side yard with 11 stalls encroaching into the 25 foot required west side yard on the property located at 801-35 Austin Street; B. Variations from the yard obstruction and off-street parking regula- tions of the Zoning Ordinance to permit the retention of two handi- capped parking stalls which encroach into the required 25 foot north side yard, a prohibited location, on the property located at 355 Ridge Avenue; C,. A variation from the off-street parking regulations of the Zoning Ordinance to permit retention of a driveway 37 feet in width, instead of the maximum 25 feet permitted, on the property located at 355 Ridge; D. A special hospital use to permit construction of a one-story addi- tion, to the hospital emergency room, approximately 2,251 square feet in area, on the property located at 355 Ridge Avenue; E. A special hospital use to permit construction of a one-story, 1,536 square foot loading dock and receiving office addition to the south side of the existing parking structure with two adjoining open improved loading berths, relocation of medical storage and print shop facilities from the main hospital building to the basement of the parking structure, and a special use to permit said one-story addition to be 20 feet in height instead of the maximum height of 12 feet otherwise permitted, on the property located at 355 Ridge Avenue; F. A special use to permit retention of Sign No. 101, a wall -mounted identification sign,- for a lawfully established non-residential use on the property located at 355 Ridge Avenue; G. Variations from the sign regulations of the Zoning Ordinance, Section 6-5-1-3(A) to permit installation of 46 proposed signs, numbered 102 through 105, 107 and 108 through 144, which are of a type and size not permitted in the district, on the properties located at 355 Ridge Avenue, 411-15 Sherman Avenue and 801-35 Austin Street; • H. Variations from the sign regulations, Section 6-5-1-3(A), and yard obstruction regulations of the Zoning Ordinance to permit installation of nine signs numbered 106 and 145 through 151, which are of a type and size not permitted in the district and which are proposed to be located in the required front or side yards, a prohibited location, on the properties located at 355 Ridge Avenue, 411-15 Sherman Avenue and 801-35 Austin Street. -2- 30-0-83 be granted, subject to compliance with all other applicable provisions of the Zoning Ordinance and other applicable laws. • SECTION 2: The Director of Building and Zoning is hereby directed to issue such permits pursuant to the terms of this ordinance. SECTION 3: This ordinance shall be in full force and effect from and after its passage and approval in the manner pro- vided by law. Introduced: 1983.
