AN ORDINANCE
1t Granting a Variation from the
(i Evanston Zoning Ordinance on
Property Located at 907 Gaffield Place

WHEREAS, the Evanston Zoning Board of Appeals conducted public
ihearings on June 19, 1984, September 18, 1984 and November 20, 1984 upon the
!application by Russel Van Elk and Kenneth Morrow (contract purchasers) for
i1(1) variations from the elimination of nonconforming structures, conversion
Hand lot area regulations of the Zoning Ordinance to permit retention of the
rear building and conversion of said building to provide two dwelling units
j;and six off-street parking spaces; or in the alternative, (2) variations from

lithe elimination of nonconforming structures and conversion regulations of the
:;Zoning Ordinance to permit retention of the rear building and conversion of

,said building to provi,¢e one dwelling unit and twelve off-street parking spaces;
or in the alternative, (3) variations from the elimination of nonconforming
:structures and use regulations to permit retention of the rear building and
Fits use as a storage garage; all requests were considered at the hearing held
• !on November 20, 1984; said application concerning 907 Gaffield Place, Evanston,
;Illinois, property located in an R5 General Residence District; said public
1;hearings having been conducted pursuant to notice and publication thereof in
:the manner prescribed.by law; and

WHEREAS, the Zoning Board of Appeals has recommended that certain
:'variations in the application be denied and that certain variations in the
application for said variation be granted;
I: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of Russel Van Elk and Kenneth

11 SECTION 3: That the application of Russel Van Elk and Kenneth

Morrow (contract purchasers) for variations from the
!!elimination of nonconforming structures and use regulations to permit retention
!of the rear building and its use as a storage garage for motor vehicles in
;!accordance with the definition thereof contained in the Zoning Ordinance,
except that no fuel, grease or oil shall be dispensed within said storage
garage, and the condition that the rear building shall be remodeled in sub-
stantial compliance with the plans filed in connection with the variation
application, identified by Zoning Analysis Number ZA 84-172, on property
located at 907 Gaffield Place, Evanston, Illinois, and legally described as

I Lot 9 in Gaffield's Subdivision of the S2 of the SE4 of the
i; SW; of Section 7, Township 41 North, Range 14, East of the
i Third Principal Meridian, according to the plat recorded
f: November 4, 1887, as Document No. 891328, in Cook County,

lis granted subject to compliance with all other applicable provisions of the
,Zoning Ordinance 'of the City Code of the City of Evanston and all other
applicable laws.

SECTION 4: The Director of Building and Zoning is ordered and
directed to grant such permits or certificates of
occupancy as shall be required to effectuate the recommendations of the
+; Zoning Board of Appeals, and the variations granted thereunder.

SECTION 5: This ordinance shall be in full force and effect from
and after its passage and approval in the manner
provided by law.
