AN ORDINANCE
• Amending Section 6-7-2-8(B.)4
of the Evanston Zoning Ordinance
WHEREAS, the Evanston Zoning Amendment Committee
conducted a public hearing on Thursday, January 5, 1984 to
consider amending Section;. 6-7-2-8(B)4 b(1),.and (2) of the
Zoning Ordinance to produce the parking standard originally
intended in deliberations on Ordinance 50-0-83; said public -
hearing having been conducted pursuant to notice and
publication thereof in the manner provided t.y law; and
WHEREAS, the Zoning Amendment Committee has
recommended, based on the evidence presented,.findings of fact,
consideration of existing conditions, conservation of property
values, and the direction of building development to the best
advantage'of the entire city, that the Evanston Zoning
• Ordinance be amended,
NOW, THEREFORE, BE IT ORDAINED B4 THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That Section 6-7-2-8.(B)4 of
the Evanston Zoning.Ordinance adopted
November 21, 1960, as -amended, be and is hefx•eby amended to read
as follows:
4. In B4 and B5 Distric:ts, parking -spaces for all uses
shall be provided'in accordance with the following
specified requirements: x
a. All uses except dwelling units:
(1) In a B4 District, fifty percent (50%)of one
parking stall for each four hundred (400) square feet
of floor area in excess of two thousand (2,000)
square feet (i.e., one parking stall for each eight
hundred (800) square feet in excess of two thousand
(2,000) square feet).
(2) In a B5 District, forty percent (40%) of one
• parking stall for each (our hundred (400) square feet
of floor area in excess of two thousand (2,000)
square feet (i.e., one parking stall for each one
thousand (1,000) square feet in excess of two
thousand (2,000) square feet).

b. Dwelling units:
( 1 ) In a B4`:D1t�t�ict, fifty percent. i 50 % ) of the
parking requirement set forth in'Section 6-9-2-10.
(2) In a B5 District, forty percent (40%) of the
parking requirement set forth in Section 6-9-2-10.
C. Notwithstanding any other requirements,
including Section 6-9-2, the use of any•floor area in the
B4 and B5 Business District in a building either existing
on January 24, 1983, or which, if constructed
subsequently, has been issued a certifi.cate of use and
occupancy (excluding.provisional approval of occupancy).
that has been in effect for at least one year, may be
changed to any permitted use other than residential and
hotel uses without providing the parking spaces necessary
to meet the "amount of resulting increase" that otherwise
would be required by Section 6-9-2,' and provided further
that any off-street parking stalls which existed as
required parking on January 24, 1983; 4r which were
thereafter provided as required parking -for buildings
located in B4 and B5 Districts may not be eliminated.
SECTION 2: All ordinances or pakts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall.�be in full force
and effect from and after its passage,
approval, and publication in the manner prc>vided.by law.
