WHEREAS, the Zoning Board of Appeals conducted a I1public hearing on August 20, 1985 upon the application of the 11626 Davis Street Venture General Partnership, as beneficiary 1Iunder the First National Bank of Evanston, Trust R-1814, and fjIrving's for Red Hot Lovers, (lessee), for a special use to i permit a change of use in a portion of the building from a restaurant to a fast-food restaurant at 624 Davis Street, ;i i �iproperty located in a B5 Business District; said hearing having (i ibeen conducted pursuant to notice and ,publication thereof in 111the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has recommended that the application for said special use be granted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of the 626 Davis Street Venture General Partnership, as P beneficiary under the First National Bank of Evanston, Trust IR-1814, and Irving's for Red Hot Lovers, (lessee), for a special use to permit a change of use in a portion of the i (building from a restaurant to a fast-food restaurant, said l�application pertaining to property located at 624 Davis Street land legally described as follows: li Lots 2-and 3 in Northwestern University Subdivision jl of Lots ll.and 12 of Block 27, in Village of Evanston, in Section 13, Township 41 North, Range 12 East of the Third Principal Meridian, in Cook County, Illinois is granted, subject to compliance with all other regulations of the Zoning Ordinance and the following conditions: 1. The proposed interior remodeling shall be done in substantial conformity with the plan placed on file in connection with this application; 2. Signage for the fast-food restaurant shall be limited to one wall sign in place of the existing sign on the I i i 96-0-85 I north facade of the building, and in no case shall said sign exceed 25 feet in length and 2 feet, 8 inches in width; and 3. The special use for said fast-food restaurant shall be limited solely to the ownership and operation of said business by Irving's for Red Hot Lovers. SECTION 2: The Director of Building and Zoning is hereby directed to issue such permits Hpursuant to the terms of this ordinance.
