AN ORDINANCE
Granting Variations at 2525 Hartrey Avenue
• I WHEREAS, the Evanston Zoning Board of Appeals

conducted a public hearings on July 16, 1985, August 20 and
August 28, upon the application of the Covenant United
Methodist Church for variations from the use, off-street
parking and sign regulations of the Zoning Ordinance to permit
(1) a change of use of 2,200 square feet of the second floor of
the building to business and professional offices with
occupancy thereof limited solely to "James Wildenradt Design";

(2) said change of use without supplying the one (1) off-street

parking space that is required; and (3) retention of a church
,bulletin sign which exceeds the allowed sign area at 2525

Hartrey Avenue, Evanston, Illinois, property located in an R3,
Two -Family Residence District; said hearing having be.en
conducted pursuant to notice and publication thereof in the
manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variations be granted,
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY., ILLINOIS:
SECTION 1: That the application of the Covenant
United Methodist Church for variations from the use, off-street
parking and sign regulations of the Zoning Ordinance to permit
(1) a change of use of 2,200 square feet of the second floor of
the building to business and professional offices with
occupancy thereof limited solely to "James Wildenradt Design";
(2.) said change of use without supplying the one.(1) off-street
parking space that is required; and (3) retention of a church
bulletin sign which exceeds%the'allowed.sign area on the
property located at 2525 Hartrey Avenue, Evanston, Illinois,
and legally described as follows:

Lots 22 to 26 (both inclusive) in Block 15 of north
Evanston, being a subdivision in Section 12, Township
41 north, Range 13 east of the third principal
meridian in Cook County, Illinois
is granted, subject to compliance with all other provisions of
the Zoning Ordinance and the condition that the proposed
professional offices shall be installed in the area shown on
the plans placed on file in connection with this application,
shall be limited to an area of 2,200 square feet, and occupancy
shall be limited solely to "James Wildenradt Design."
SECTION 2: The Director of Building and Zoning is
hereby directed to issue such permits
pursuant to the terms of this ordinance.
SECTION 3: This ordinance shall be in full force
and effect from and after its passage,
approval, and publication in the manner provided by law.
