HomeMy WebLinkAboutORDINANCES-1985-081-O-857/18/85 81-0-85 AN ORDINANCE Granting Variations at 1700 Payne Street ! • WHEREAS', the Evanston Zoning PP Board of Appeals conducted a public hearing on June 18, 1985 upon the - application of Comfort Engineers, Inc., as sole beneficiary under the National Boulevard Bank of Chicago, Trust 1618, for variations from the use and non -conforming building structure and use regulations of the Zoning Ordinance to permit retention of the use as a contractor's office and shop and retention of the building on the premises beyond the elimination date'for said use and structure of December 2, 1985, at 1700 Payne Street, property located in an R5A General Residence District; said hearing having been conducted pursuant to notice and publication thereof in the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has recommended • that the application for said variations be granted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION 1: That the application of Comfort Engineers, Inc., as sole beneficiary under the National Boulevard Bank of Chicago, Trust 1618, for variations from the use and non -conforming building structure and.use regulations of the Zoning Ordinance to permit retention of the use as a contractor's office and shop and retention of ' the building on the premises beyond the elimination date for said use and structure of December 2, 1985, said application pertaining to property located at 1700 Payne Street, Evanston, Illinois, and legally described as: The North 33-1/2 feet of Lot 1 in Block 8 in Payne's • Addition to Evanston, being a subdivision of the west i 1/2 of the south 1/2 of the southeast 1/4 of Section 12, Township 41 north, Range 13, east of the third principal meridian, in Cook County, Illinois is granted, subject to compliance with all other provisions of 1 the Zoning Ordinance, other applicable laws and the following conditions: 1. Use of the premises shall be limited to a contractor's office and shop; 2. The two car garage on the premises shall be • demolished and two off-street parking spaces, meeting -all the requirements of the Zoning Ordinance,shall be installed; and 3. The front twenty-seven (27) feet of the property measured from the Dewey Avenue lot line shall be improved and maintained as a landscaped area. SECTION 2: The Director of Building and Zoning is hereby directed to issue such permit pursuant to the terms of this ordinance.
