HomeMy WebLinkAboutORDINANCES-1986-108-O-869/23/86 AN ORDINANCE Granting a Variation at 931-33 Sherman Avenue • I WHEREAS, The Evanston Zoning Board of Appeals conducted a public hearing on September 16, 1986, upon the application of Marion B. Larson for variations from the use and non -conforming building structure and use regulations of the Zoning Ordinance to permit retention of the non -conforming rear building and non -conforming use thereof for a sound recording studio, including.storage incidental thereto, past the elimination date of December 2,-1985, at 931-33 Sherman Avenue, Evanston, Illinois, property located in an R3 Two -Family Residence District; said hearing having been conducted pursuant j to notice and publication thereof in the manner prescribed by 1 i law; and WHEREAS, the Zoning Board of Appeals has recommended that the application for said variations be granted, • NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: SECTION.1: That the application of Marion B. Larson for variations from the use and non -conforming building structure and use regulations of the Zoning Ordinance to permit retention of the non -conforming rear building and non -conforming use thereof for a sound recording studio, including storage incidental thereto, past the elimination date of December 2, 1985, on property located at 931-33 Sherman Avenue, Evanston, Illinois and legally described as follows: Lot 9 in Railway Subdivision in the East 1/2 of the Northwest 1/4 of Section 19, Township 41 North, Range 14, East of the Third Principal Meridian, in Cook County, Illinois is granted, subject to compliance with all other provisions of j the Zoning Ordinance, other applicable laws and the following conditions: i 108-0-86 I i j 1. In the event that the subject building on the subject ' property is either (a) damaged by fire or other casualty beyond 500 of the cost of restoring the ! j� building new, or (b) said building is otherwise ! removed from the premises, the variations granted i� herein shall terminate; • �� 2. The use of the subject building shall be limited to a { sound recording studio, including accessory storage connected therewith; and ii !" 3. A covenant of agreement to the above terms and { conditions shall be executed and recorded by the applicant.
