AN ORDINANCE
Granting Variations and a Special Use
at 2527-2601 Central Street
WHEREAS, the Evanston Zoning Board of Appeals
conducted public hearings on February 18, 1986 and March 18,
1986 upon the application of The 432.Poplar Corporation for (1)
variations from the yard obstruction, rear yard and off-street
parking regulations of the Zoning Ordinance to permit two
proposed additions to be located in the required rear yard and
two proposed off-street parking spaces to be located in the
required east side yard, and (2) a special use to permit use of
the two principal buildings as a retirement home on the
property located at 2527-2601 Central Street; said hearing
having been conducted pursuantto notice and publication
thereof in the manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variations and said special use
be granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK. COUNTY, ILINOIS:
SECTION 1: That the application of The 432 Poplar
Corporation for (1) variations from the
yard obstruction, rear yard and off-street parking regulations
of the Zoning Ordinance to permit two proposed additions to be
located in the required rear yard and two proposed off-street
parking spaces to be located in the required east side yard,
and (2) a special use to permit use of the two principal
buildings as a retirement home on the property located at
2527-2601 Central Street, Evanston, Illinois, and legally
described as follows:
Lot 7 in Block 8 in Culver's Addition to North Evanston,
in Township 42 North, Range 13, East of the Third
Principal Meridian, in Cook County, Illinois,
is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
1. That said retirement home shall contain no.nursing or
sheltered care beds;
2. The subject property shall be consolidated into .one
lot prior to establishment of the use; and
3. Construction shall be in substantial compliance with
the plans placed on file in connection with this
case.
SECTION 2: The Director of Building and
Zoning is hereby directed to issue such
permit pursuant to the terms of this ordinance.
SECTION 3: This ordinance shall be in full
force and effect from and after its passage
and approval in the manner provided by the law.
