HomeMy WebLinkAboutORDINANCES-1987-113-O-87j 11/20/87 113-0-87 AN ORDINANCE Granting a Variation and Special Use at 3200 Grant Street WHEREAS, the Evanston Zoning Board of Appeals • conducted a public hearing on September 15, 1987 upon the application of the Presbyterian Home for a variation from the height regulations of the Zoning Ordinance to permit a proposed addition to exceed 3 stories or 35 feet in height, and for a special use to permit construction of a west addition for 99 infirmary beds, a north addition to contain a vestibule and .lobby and remodeling of the Wilson/Sidwell Wings on the property located at 3200 Grant Street, Evanston, Illinois in an R5 General Residence District; said public hearing having been conducted pursuant to notice and publication thereof in the manner prescribed by law; and WHEREAS, the Zoning Board of Appeals has recommended that the application for said variation and special use be granted; • NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS: I' SECTION 1: That, based upon the the evidence and testimony presented at the hearing, and upon the deliberations and findings of fact contained in I` l the transcript of the Zoning Board of Appeals Case No. 87-23-V 'i & SU(R), the application of the Presbyterian Home for a variation from the height regulations of the Zoning Ordinance to permit a proposed addition to exceed 3 stories or 35 feet in I� i. height, and for a special use to permit construction of a west addition for 99 infirmary beds, a north addition to contain a vestibule and lobby and remodeling of the Wilson /Sidwell wings on the property located at 3200 Grant Street and legally described as follows: • Lots 1 to 10, inclusive, in Block 5 and Lots 1 to 11, inclusive, in Block 6 in the Highlands, Evanston Lincolnwood First Addition, being a subdivision of the South West Quarter of the South West Quarter (except the East 20 Acres thereof) of Section 11, Township 41 North, i 113-0-87 • Range 13, East of the Third Principal Meridian; Also The West half of the South East Quarter of the South West Quarter (except parts dedicated for street purposes) of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian; Al so The East 20 acres of the South West Quarter of the South West Quarter of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian (except parts dedicated for street purposes); All of the North and South 8.0 foot alley lying East of and adjoining Lots 5 to 11, inclusive, in Block 6; also 8.0 foot alley lying east of and adjoining Lots 1 to 8 in Block 5, both inclusive, in "the Highlands", Evanston Lincolnwood First Addition, being a subdivision of the South West Quarter of the South West Quarter (except the East 20 acres thereof) of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian, Recorded May 5, 1926, in Book 226, page 33, as Document number 9264845; Also All of the East and West 16.0 foot alley lying North of and adjoining Lots 9 and 10 in Block 5 in "the Highlands", Evanston Lincolnwood First Addition, aforesaid; Also All that part of Hayes Street (a public street) lying between Blocks 5 and 6 and East of the East line of Prospect and West of the East Line of "the Highlands", Evanston Lincolnwood First Addition, aforesaid; Excepting Therefrom That part of the West Half of the South West Quarter of Section 11, Township 41 North, Range 13, East of the Third Principal Meridian, in the City of Evanston, Cook County, Illinois, described as follows: commencing with the South East corner of Prospect Avenue and Grant Street; thence South 10-25' West along the East Line of Prospect Avenue 325 feet; thence North 690-08' East a distance of 96.64 feet; thence North 780-14' East a distance of 113.79 feet; thence North 250-47145" East a distance of 176.52 feet; thence South 860-01' East a distance of 158.75 feet; thence North 140-38' East a distance of 123.37 feet to a point in the South Line of Grant Street; thence due West along the South Line of Grant Street 460 feet to the point of beginning; all in Cook County, Illinois. Part of which is described as follows: Lots 2 to 61, both inclusive, in Presbyterian Homes Subdivision of Part of the West Half of the South East Quarter of the South West Quarter of Section 11', Township 41 North, Range 13, East of the Third Principal Meridian, according to the Plat thereof recorded December 31, 1968, as Document No. 20716884; -2- 113-0-87 • Lot 1 in Westminster Place Apartments Subdivision of part of the South West Quarter of Section 11, aforesaid, according to the Plat thereof recorded September 5, 1969, as Document 20951060; Also Lots 101 to 109, 201 to 209, 301 to 309, 401 to 409, 501 to 509, 601 to 606, and 701 to 706 (all inclusive) in Trinity Court, a subdivision of part of the South West Quarter of Section 11, aforesaid, according to the Plat thereof recorded December 31, 1969, as Document No. 21047685; all in Cook County, Illinois, is granted subject to the following conditions: 1. The proposed construction shall be in substantial compliance with the plans placed on file. in connection with this case; and 2. Construction shall be contingent upon the determination by the City that the storm water run-off and drainage for the project is consistent with the applicable Metropolitan Sanitary District or Ordinance requirements which apply to the subject property. SECTION 2: The Director of Building and Zoning is hereby directed to issue such permit pursuant to the terms of this ordinance. SECTION 3: All ordinances or parts of ordinances i in conflict herewith are hereby repealed. is SECTION 4: This ordinance shall be in full force I� 1 and effect from and after its passage, ji approval, and publication in the manner provided by law.
