AN ORDINANCE
I Granting Variations and a Change of
Use at 1700 Payne Street
WHEREAS, the Evanston Zoning Board of Appeals
conducted public hearings on May 19, 1987, June 16, 1987, July
7, 1987 and July 21, 1987, upon the application of Comfort
Engineers, Inc. as sole beneficiary under the National
Boulevard Bank of Chicago, Trust 1618 for release from
Condition 1 of Ordinance 81-0-85 and for variations from the
use, nonconforming building structure and use and off-street
parking regulations of the Zoning Ordinance to permit retention
of the building on the premises, which is otherwise subject to
elimination on December 2, 1985 and a change of use from a
contractor's office and shop to a commercial laundry on the
property located at 1700 Payne Street, Evanston, Illinois,
located in an RSA General Residence District; said hearing
having been conducted pursuant to notice and publication
thereof in the manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended
!' that the application for said variationsbe granted,
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of Comfort
Engineers, Inc. as sole beneficiary under
the National Boulevard Bank of Chicago, Trust 1618 for release `
from Condition 1 of Ordinance 81-0-85 and for variations from
the use, nonconforming building structure and use and
off-street parking regulations of the Zoning Ordinance to
permit retention of the building on the premises, which is
otherwise subject to elimination on December 2, 1985 and a
• change of use from a contractor's office and shop to a
commercial laundry on property located at 1700 Payne Street,
Evanston, Illinois and legally described as follows:

to Evanston, being a Subdivison of the West ! of the South
z of the SE a of Section 12, Township 41 North, Range 13,
East of the Third Principal Meridian, in Cook County,
Illinois
be granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
1. Use of the premises shall be limited to a commercial
laundry;
2. All exhaust vents from the building shall be so
installed as to direct any exhaust therefrom in a
northerly or easterly direction;
3. The front 27 feet of the property as measured from
the Dewey Avenue lot line shall be improved and
maintained as a landscaped area;
4. Motor vehicles used in conjunction with the business
and all other delivery vehicles serving the business
shall not use the public alley abutting on the west,
south of the subject property's south lot line;
5. Commencement of daily.operation of the laundry shall
not occur before 7:00 a.m.;
i 6. A six foot high, stockade fence shall be installed
and maintained adjacent to the south lot line,
commencing at a point 27 feet from the Dewey Avenue
lot line and running thence westerly to the east face
of the principal.building on the property.
SECTION 2: The Director of Building and Zoning
is hereby directed to issue such permits
pursuant to the terms of this ordinance.
SECTION 3: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 4: This ordinance shall be in full force
and effect from and after its passage,
approval, and publication in the manner provided by law.
