AN ORDINANCE
Granting a Variation at 2400 Dempster Street
i; WHEREAS, the Evanston Zoning Board of Appeals I
h conducted a public hearing on June 16, 1987 upon the
i
!application of Daniel Michael and Stanley Chencinski as
14eneficiaries under the Bank of Ravenswood, Trust 25-8212, for j
jla variation from the permitted use regulations of the Zoning
I i

iI!Ordinance to permit public garage uses, excluding therefrom
I ' i

a II�body repair and painting at 2400 Dempster Street, Evanston, I
flIllinois property located in a Cl Commercial District; said
''hearing having been conducted pursuant to notice and
I ,
1)publication thereof in the manner prescribed by law; and
j WHEREAS, the Zoning Board of Appeals has recommended
U that the application for said variation be granted,

1 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
LITHE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That the application of Daniel Michael

I! and Stanley Chencinski as beneficiaries
H under the Bank of Ravenswood, Trust 25-8212, for a variation
;from the permitted use regulations of the Zoning Ordinance to
permit public garage uses,excluding therefrom body repair and

painting, at 2400 Dempster Street, Evanston, Illinois and
illegally described as follows:
�I Lots 1, 2 and 3 in Block 3 in Pitner and Son's Third
i' Addition to Evanston in the Northwest 1/4 of the Northwest,
ii 1/4 of Section 24, Township 41 North, Range 13, East of
the Third Principal Meridian, Cook County, Illinois
jibe granted, subject to compliance with all other provisions of
i1the Zoning Ordinance, other applicable laws and the following 1

conditions:

I, 1. The proposed construction shall be in substantial
compliance with the plans placed on file in f
• �; connection with this case except for the following
mandated modifications thereto:

�i a. The building and fence depicted upon said plans
shall not encroach into the easternmost five
feet of the lot and the open area so provided I
shall be landscaped by the applicant;

i b. There shall be no more than one (1) opening for
i an automotive bay in the west wall of the
building until the entire area of the alley
abutting the west property line is improved in

accordance. with City standards;

C. The only openings in the south building wall
shall be limited to those :required by law;
d. A minimum one and one half foot wide planting
strip shall be provided adjacent to the fence
along the south lot line and said planting strip
I' shall be planted with Tallhedge Buckthorn or
other similar type of shrubbery;

H 2. To the extent possible, the existing screening along
the east property line and on the east parkway along
Fowler Avenue shall be retained, since it serves to
I screen the commercial use from the residential
district across Fowler Avenue, to the east;
_! 3. The six proposed off-street parking spaces to the
west of the proposed building shall be reserved
solely for employee parking and shall be so
identified.
SECTION 2: The Director of Building and Zoning
�I is hereby directed to issue such permits
pursuant to the terms of this ordinance.
�1 SECTION 3: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.

SECTION 4: -This ordinance shall be in full force
and effect from and after its passage,
approval, and publication in the manner provided by law.
