AN ORDINANCE
,Granting Variations and a Special Use*
at 1714 Hinman Avenue.
WHEREAS, the Evanston Zoning Board of Appeals
conducted a public hearing on October 20, 1987 upon the
application of the the Sigma Chi Foundation for variations from
the gross lot coverage and yard obstruction regulations of the
Zoning Ordinance to permit construction of an addition
exceeding the gross lot coverage and installation of a loading
jberth partially located in a required side yard and for a
special use to permit expansion of a not -for -profit
institutional headquarters, museum and art gallery at 1714
Hinman Avenue, Evanston, Illinois, property located in an R5A
General Residence District; said hearing having been conducted
pursuant to notice and publication thereof in the manner

I� prescribed by law; and
II WHEREAS, the Zoning Board of Appeals has recommended
11 that the application for said special use be granted,
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF

THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
testimony presented at the hearing, and
upon the deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No. 87-24-V &

(; SU(R), the application of the Sigma Chi Foundation for

variations from the gross lot coverage and yard obstruction
regulations of the Zoning Ordinance to permit construction of

an addition exceeding the gross lot coverage and installation
of a loading berth partially located in a required side yard
and for a special use to permit expansion of a not -for -profit
institutional headquarters, museum and art gallery at 1714
Hinman Avenue, Evanston, Illinois, and legally described as
• II follows:
Lot 13 except the south 18 ft., and Lot 14 in Block 14 in
Evanston, Section 18, Township 41 North, Range 14, East of

the Third Principal Meridian, in Cook County, Illinois,
be granted, subject to.comp'liance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
1. The proposed use and construction shall be in
substantial compliance with the testimony presented
and the plans placed on file at'th.e hearing;
2. in the event of a separation of ownership of the
subject property from the north property, commonly
known as 1726 Hinman Avenue, a perpetual easement in
a form acceptable to the City Law Department shall be
made benefitting the.subject_property and burdening.
the area of the north property, commonly known as
1726 Hinman Avenue, which is designated on exhibit A
presented at the hearing as "landscaped areas";
3. the owner of the subject property, commonly known as
1714 Hinman Avenue, shall.install and maintain
landscaping and screening in the "landscaped areas"
shown on exhibit A consistent with the testimony
presented at the hearing; and
4. a covenant of agreement to the above terms and
conditions in favor of the City of Evanston and
enforceable by adjoining property owners shall be
prepared by the applicant for review by the City Law
Department, and upon approval, shall be executed and
recorded by the applicant with a copy of said
recorded covenant furnished to the City Law
Department and the Department of Building and Zoning.
SECTION 2: The Director of Building and.Zoning
is hereby directed to issue such permits
pursuant to the terms of this ordinance.
SECTION 3: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 4: This ordinance shall be in full force
and effect from and after its passage,
approval, and publication in the manner provided by law.
