AN ORDINANCE
Granting a Variation
at 2733-37 Central Street
WHEREAS, the Evanston Zoning Board of Appeals conducted
• a public hearing on August 1, 1989, upon the application of The
First Illinois Bank of Evanston, N.A. as trustee under Trust
R3429 for a variation from the lot area regulations of the
Zoning Ordinance to permit construction of a second story
addition containing three dwelling units on the property
located at 2733-37 Central Street, Evanston, Illinois, located
in a B1 Business District; said public hearing having been
conducted pursuant to notice and publication thereof in the
manner prescribed by law; and
WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variation be granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
• testimony presented at the hearing, and
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No.
89-20-V(R), the application of The First Illinois Bank of
Evanston, N.A. as trustee under Trust R3429, for a variation
from the lot area regulations of the Zoning Ordinance to permit
construction of a second story addition containing three
,dwelling units on the property located at 2733-37 Central
Street, Evanston, Illinois and legally described as follows:
Lot 9 and Lot 8 (Except the East 42.0 Ft. of said Lot 8)
in Block 9 in John Culver's Addition to North Evanston
in Township 42 North, Range 13, East of the Third
Principal Meridian situated in the City of Evanston,
County of Cook, and State of Illinois
is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
• conditions:
1. The proposed construction shall the in substantial
compliance with the testimony presented to the Zoning
Board of Appeals and the revised plans placed on file
101-0-89
with the Planning and Development Committee in connection
with this case on September 11, 1989;
2. The non -conforming aspects of the existing parking with
respect to wheel stops and screening shall be brought
into compliance with the requirements of the Zoning
Ordinance; and
3. The applicant shall prior to the start of demolition or
• construction provide an insurance policy for
indemnification of the property owner to the east in case
of damage to their property during construction, and said
policy shall be acceptable to the indemnified party.

SECTION 2: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall be in full force
and effect form and after its passage,
approval and publication in the manner provided by law.
