AN ORDINANCE
Granting Variations and Special Use
at 243 Callan Avenue and 622 Mulford Street
WHEREAS, the Evanston Zoning Board of Appeals
conducted a public hearing on January 17, 1989, upon the
10 application of H. S. Channa Kesavalu, owner of 243 Callan
Avenue (Lot 2) and Mary Ann Hackett, owner of 622 Mulford
Street (Lot 1), for variations from the control over use, lot
area and lot width regulations of the Zoning Ordinance to
permit (a) the continued separation of ownership of Lot 1 from
Lot 2, (b) a lot area of. 6,750 square feet to serve the 5
dwelling unit multiple -family dwelling located on Lot 2, (c)
construction of a two-family dwelling on Lot 1 which has a lot
width of 39.46 feet; and a special use to permit a fence in the
front yard of .Lot 1, all on the property located at 243 Callan
Avenue and 622 Mulford Street, Evanston, Illinois in an R6
General Residence District; said public hearing having been
conducted pursuant to notice and publication thereof in the
manner prescribed by law; and
.0 WHEREAS, the Zoning Board of Appeals has recommended
that the application for said variation and special use be
granted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF EVANSTON, COOK COUNTY, ILLINOIS:
SECTION 1: That, based upon the evidence and
testimony presented at the hearing, and
upon deliberations and findings of fact contained in the
transcript of the Zoning Board of Appeals Case No. 88-34-V &
SUM, the application of H. S. Channa Kesavalu, owner of 243
Callan Avenue (Lot 2) and Mary Ann Hackett, owner of 622
Mulford Street (Lot 1), for variations from the control over
use, lot area and lot width regulations of the Zoning Ordinance
• to permit (a) the continued separation of ownership of Lot 1
from Lot 2, (b) a lot area of 6,750 square feet to serve the 5
dwelling unit multiple -family dwelling located on Lot 2, (c)
construction of a two-family dwelling on Lot 1 which has a lot
width of 39.46 feet; and a special use to permit a fence in the
front yard of Lot 1, all on the property located at 243 Callan
Avenue and 622 Mulford Street, Evanston, Illinois legally
described as follows:
• LOTS 1 AND 2 IN CASE PLACE SUBDIVISION, BEING A
RESUBDIVISION OF LOTS 1 AND 2 IN HOWARD TERMINAL ADDIITON,
A SUBDIVISION IN THE SOUTH WEST QUARTER OF THE NORTH EAST
QUARTER OF SECTION 30, TOWNSHIP 41 NORTH, RANGE 14 EAST OF
THE THIRD PRINCIPAL MERIDIAN, IN COOK COUNTY, ILLINOIS.
is granted, subject to compliance with all other provisions of
the Zoning Ordinance, other applicable laws and the following
conditions:
1. The proposed construction shall be in substantial
compliance with the testimony presented and the plans
placed on file in connection with this case;
2. The proposed fences along either side of the
depressed drive shall be limited to the maximum
height required under the building code, but in no
case shall said fences be less than 24 inches in
height;
3. said fences shall be screened by installation of
nearby compact hedges a minimum of 4 feet in height;
and
4. two improved off-street parking spaces shall be
installed in the rear yard of lot one for a total of
• four off-street parking spaces to serve said
property.
SECTION 2: All ordinances or parts of ordinances
in conflict herewith are hereby repealed.
SECTION 3: This ordinance shall be in full force
and effect from and after its passage,
approval, and publication in the manner provided by law.
